stated that the proposal includes an expanded parking lot which should help to alleviate the <br />parking situation. The Commission does not have the power or authority to address certain <br />offsite issues. Mr. Schumann clarified that a new underground retention system will be installed <br />in addition to the existing retention pond. Mr. Rerko suggested that an as-built photometric be <br />done once the project is completed to ensure that the lighting is in compliance. He added that the <br />light fixtures may have to be replaced if there is a spillage of light and no shield is available from <br />the manufacturer. Mr. O'Malley clarified that the lighting conditions would apply to the entire <br />Ganley Honda development, not just the proposed expansion, and would include pole lights and <br />light packs on the building. <br />Mr. Malone moved, seconded by Mr. Rerko, to approve 16-6201; Ganley Honda; 25870 <br />Lorain Road with the following conditions: <br />1. The fence be terminated at the rear setback of the abutting restaurant to the west; <br />2. One additional Callery Pear be placed along the western property line so there are 6 <br />trees spaced 30 feet on center; and <br />3. A post construction photometric study be performed at the owner's expense to show <br />that there is no light spillage from the entire property to abutting properties and any <br />adjustments to the lighting plan to prevent light spillage will be made. <br />Motion passed 6-0. <br />16-6180; Ganlev Honda Lot Consolidation; 25870 Lorain Road <br />Ms. Wenger stated that the consolidation results in a conforming lot entirely zoned General <br />Retail Business. She recommended approval of the lot consolidation plat subject to the <br />requirements of the City Engineer. Mr. O'Malley clarified for the audience that the proposal is <br />related to the previous proposal to combine the parcels of the apartment building and the existing <br />Ganley Honda development. <br />Dick Waney, Ranchview resident, asked if there will be an entrance from the parking lot to <br />Ranchview. Ms. Wenger clarified that the parcel in question abuts Denny's Restaurant, not <br />Ranchview. The final parcel will have frontage on both streets though. <br />Mr. Malone moved, seconded by Mr. Anderson, to approve 16-6180; Ganley Honda Lot <br />Consolidation; 25870 Lorain Road, motion passed 6-0. <br />16-6200; Ganlev VW; 25730 Lorain Road <br />Representatives: Joel Copley, Janotta & Herner, 309 Monroe St, Monroeville, OH <br />Ms. Wenger stated that Ganley recently acquired three parcels to the east of the existing VW- <br />Westside Imports campus for the purpose of expanding their inventory storage area. The parcel <br />immediately to the east of VW is primarily zoned General Retail Business with the farthest <br />northwest corner zoned B One Family Residence; the lot contains a vacant office building. The <br />parcel on the corner of Lorain Road and Root Road is zoned General Retail Business and <br />contains a vacant commercial building. A third vacant parcel is located north on Root Road and <br />is zoned B One Family Residence. A ditch runs diagonally through the residentially zoned lot <br />and there are wetlands located on both sides of the ditch. In order to create the potential to <br />develop the parcel for parking, the applicant is proposing to relocate the ditch more closely
