will match the completed Honda improvements. The existing curb cut entrance at the Paradise <br />Apartments will be narrowed and made compliant. Mr. Malone agreed that the fence is not <br />necessary with the tree line along the western property line and should be terminated at the rear <br />setback of the restaurant building. He also suggested that there should be one more Callery Pear <br />tree planted to allow 30 foot spacing between the trees rather than 45 feet. <br />Tracy Polgar, 4564 West Ranchview, was concerned about lighting. She previously had issues <br />with strobe and spot lighting at the Ganley property, which has been replaced. The new lighting <br />directs outward into the residential area, rather than down on the parking lot. She would like <br />covers installed on the current lighting and future lighting to prevent light from entering her <br />property. Ms. Polgar was concerned about delivery times and test driving on her street. Mr. <br />Malone pointed out that some of her concerns are outside of the purview of the Commission. <br />Jeff Catanese, 4555 Ranchview, questioned if any of the proposals would involve more street <br />parking on Ranchview. <br />Gary Marszal, 4371 Root Road, asked about the net tax gain to the City would be for this <br />development. Ms. Wenger stated that a business owner has the right to develop plans according <br />to the code, regardless of the possible tax benefits. <br />Dave Pytel, 25680 Timber Cove, commented that Ganley was pumping water off of their <br />property into neighboring properties a couple years ago. Mr. DiFranco stated that violation <br />letters were sent to the property owner when they became aware of the pumping and a new storm <br />water management pond was built to address the issues. Mr. Copley stated that the previous <br />pump system had been replaced and a truck was used to maintain sand filters at the Ganley V W <br />property recently. <br />Ms. Wenger asked Mr. Copley if Ganley would be able to install light shields on the fixtures that <br />face residential areas to prevent the light from travelling horizontally. He stated that he would <br />have to look into what is offered by the manufacturer, but it should be feasible. Mr. Fornal stated <br />that the lighting was intended to secure the property but not to bother the neighbors. He stated <br />that Ganley will try to institute policies to address the issues of having test drives down <br />Ranchview and West Ranchview. He apologized for the parking situation and they have <br />instituted measures to try to prevent that. Ganley has tried to improve the storm water retention <br />system to mitigate the issues they had. He also stated that the income and property taxes will <br />increase with these improvements. <br />Shaun Pytel described an accident that occurred to his friend due to the parking situation on <br />Ranchview. <br />Karen Martin, 4398 West Ranchview, asked about delivery trucks on Ranchview. Mr. Malone <br />suggested she talk to her councilperson or the police. Ms. Martin suggested putting a traffic light <br />in to address the issue. <br />Mr. Schumann pointed out that the on street parking is addressed in the City's Traffic File and it <br />can be changed by Council.
