16-7367; Taulant & Derveni Sako; 24993 Arlington Lane
Representatives: Jack Seagle, 537 Front Street, Berea, OH; Taulant Sako, Owner
Proposal consists of a garage extension. The property is zoned One Family Residence C.
The following variance is requested:
1. A 5 ft. variance for front yard setback; code requires 50 ft., applicant shows 45 ft., Section
1135.06(a).
Mr. Aspery stated that the applicant is requesting a variance of 5 feet to allow for an addition on
to the front of their existing attached garage. The current front yard setback is 50 feet, whereas
the proposed addition would reduce this number to 45 feet. Code requires a rear yard setback of
no less than 50 feet.
Mr. Raig ensured that the owners gave Mr. Seagle permission to represent him at the meeting
and the owners were present at the meeting. Mr. Seagle stated that the owner would like to add
the man door to the front of the garage and increase the height of the garage to accommodate
their truck. Some usable square footage of the garage is lost due to steps in front of the man door.
Ms. Sabo clarified that the driveway will be replaced and added onto in order to access the front
of the house. Mr. Papotto pointed out that the garages in the neighborhood are a mix of front and
side load garages so the proposal would not look out of place. He was concerned that the
increased amount of concrete would not aesthetically go with the rest of the neighborhood, Ms.
Sabo agreed. Mr. Seagle believed the concrete at the front of the house would be more
aesthetically pleasing. Mr. Sako purchased the home in 2004 and the truck was purchased in
2014. Mr. Allain clarified that the driveway is not part of the variance. Mr. Allain believed the
proposal is reasonable and did not believe the driveway should affect the garage variance. Ms.
Meredith pointed out that the 5 feet added to the garage would seem like more since the front
yard is smaller. Ms. Sabo added that the garage door would be on the front of the garage instead
of the current window. Ms. Allain did not think the 5 feet would be noticeable once the project
was completed.
Mr. Papotto moved, seconded by 1VIr. Allain, to grant the following variance as written for
16-7367; Taulant & Derveni Sako; 24993 Arlington Lane:
1. A 5 ft. variance for front yard setback; code requires 50 ft., applicant shows 45 ft.,
Section 1135.06(a).
Motion passed 3-2,1VIs. Meredith and 1VIs. Sabo voted no.
16-7393; Arthur Malov; 3623 Hunter Drive
Representative: Arthur Maloy, Owner
Proposal consists of a deck. The property is zoned One Family Residence C.
The following variance is requested:
1. A 15 ft. 6 in. variance for rear yard setback; code requires 50 ft., applicant shows 34 ft. 6 in.,
Section 1135.08(a).
Mr. Aspery stated that the applicant is requesting a variance of 15.5 feet to allow for the addition
of a 13.5 foot by 31.75 foot deck to the rear of their existing home. The current rear yard setback
