signage exceeds code by 195 square feet. Code permits 48 square feet based on frontage along
Great Northern Blvd, whereas the applicant currently shows 243 square feet for the building. The
applicant also shows three more wall signs than is allowed by code; code permits 1 sign, the
applicant shows 4 wall signs.
Mr. Detar stated that Firestone is re-imaging all of their stores. They want to remove the neon
and have non-illuminated signs. They would like to keep the visibility currently provided by
their signage. Discussion about if proposed sign is a pole or monument sign. Mr. Raig clarified
that there will be more signs but the square footage will be reduced. Mr. Russell stated that he
was unable to find anything in the file for the existing signage variances. Mr. Allain pointed out
that the building is visible from all sides so signage is needed. Mr. Papotto liked the design of the
signs. Ms. Meredith did not think the Board would object if it was a new sign package.
Ms. Mea-edith moved, seconded by Mr. Allain, to grant the following variances as written
for 16-6502; Firestone; 4580 Great Northern Blvd:
1. A 195 square foot variance for total wall signage per building unit. Code permits 48
square feet, applicant shows 243 square feet, section 1163.25(c).
2. A variance for 3 additional vvall signs. Code permits 1 sign, applicant shows 4 wall
signs, section 1163.28(a).
Motaon approved 4-0.
16-6541; Claase Bank; 4763 Great Northern Blvd.
Representative: Doug Clarke, Ace Lighting, 1260 Moore Road, Avon, OH
Proposal consists of signage. The property is zoned General Retail Business.
The following variances are required:
1. A 1.6 ft. variance for height of a ground sign; code permits 12 ft., applicant shows 13.6 ft.,
Section 1163.27(c).
Applicant is requesting a signage variance for the existing Chase Bank building at 4763 Great
Northern Blvd. The applicant shows a ground sign 13.6 feet in height, whereas code allows a
maximum of 12 feet. Note that several variances have been previously granted addressing a
number of ground signs, side property setback requirements, sight hazards, and proximity of
ground signs on the property. Additionally, the applicant lists "Sign E03 Directional" as "E02" in
the provided legend. Mr. Clarke stated that the existing sign is in disrepair. They would like to
update it with signage similar to signage at their other locations. Mr. Allain clarified that the pole
sign will be replaced with a monument sign. Mr. Clarke was unsure why Chase Banlc wanted to
go beyond the 12 ft. allowed height.lVls. Meredith questioned why they are unable to meet the
code. Mr. Allain agreed but he believed it looks like a pole sign. Mr. Papotto agreed that the sign
looks nice but did not see why it could not conform to code.
Ms. Meredith moved, seconded by Mr. Allain, to grant the following varianee as written for
16-6541; Chase Bank; 4763 Great Northern Blvd:
1. A 1.6 ft. variance for height of a grouncl sign; code permits 12 ft., applicant shows 13.6
ft., Section 1163.27(c).
1Vlotion denied 0-4.
