Motion passed 4-0. <br />16-6021; Paul Accordino; 25747 Butternut RidLFe Road <br />Representative: Paul Accordino, owner <br />Proposal consists of a new attached garage. The property is zoned One Family Residence A. <br />The following variance is requested: <br />1. A 329 sq. ft. variance for an attached garage; code permits 750 sq. ft., applicant shows 1,079 <br />sq. ft., Section 1135.02(c)(3). <br />Mr. Aspery stated that the applicant is requesting an area variance of 329 sq. ft. for a proposed <br />attached garage. Code permits an attached garage no larger than 750 sq. ft. With the current <br />submission, the applicant has moved the previously approved detached garage directly south <br />along the driveway to adjoin the existing house, thereby requiring a separate area variance <br />addressing this attached structure. Mr. Accordino stated that he moved the garage to the house to <br />decrease his construction costs. The new proposal is slightly larger than his prior submittal. The <br />location will be the same location of the garage that was removed prior to his ownership. The <br />garage is set up in a T-shape to balance between the front and back of the home. The impact on <br />surrounding properties would be minimal since there was a garage there previously. The <br />proposed garage will be directly next to the neighbor to the east and the neighbor to the west <br />would be unable to see it. The continued roof line will fit the character of other houses in the <br />neighborhood. The garage will appear to be a two car garage but will also be two car lengths <br />deep. The garage will have 3 cars in it and provide a workspace for the applicant. Mr. Gareau <br />clarified that the applicant will no longer be building the detached garage; therefore the prior <br />variance that was granted would be void once the attached garage is built. The proposal includes <br />a second story living space as well. Mr. Allain pointed out that the size increase is minimal and <br />he believed it will look better than the previous submittal, Mr. Papotto agreed. Ms. Meredith <br />clarified that the existing 14 ft. x 10 ft. structure at the rear of the property would remain and the <br />temporary shed would be removed once the project was complete. Ms. Meredith pointed out <br />dimensions of the current proposal in relation to house dimension in addition to the shed storage. <br />The applicant believed the man-door on the front of the garage would balance with the dormers <br />of the home. Mr. Raig added that the proposal would enhance the home. <br />Mr. Raig moved, seconded by Mr. Allain, to grant the following variance as written for 16- <br />6021; Paul Accordino; 25747 Butternut Ridge 12oad: <br />1.
