Mr. Aspery stated that the applicant is requesting a variance to allow a 140 sq. ft. shed in the rear <br />yard. Note that the house straddles two parcels; the applicant will be constructing the shed on the <br />northern parcel containing the detached garage and majority of the house. Both parcels were <br />used in determining the lot calculation. A variance previously granted at this property permitted <br />the rear yard setback for the existing detached garage, therefore has no bearing upon this request. <br />Code allows for an accessory structure up to 120 sq. ft., requiring a variance of 20 sq. ft. for the <br />proposed shed. All rear lot line setback and height requirements have been met as indicated in <br />submitted plans. Mr. Baumiller discussed his improvements to the property since he moved in <br />seven years ago. The length of the shed is needed to store extra 12 foot siding. He stated that his <br />neighbor is in favor of the shed since it would provide more privacy for his property. The <br />existing 6 foot fence would be removed. Ms. Meredith questioned the need to store the siding, <br />the applicant stated that he does siding as a side business and the garage is used to store other <br />machinery for his home. The applicant stated that the shed would be used for personal use and <br />some business use. The applicant wants to match the style of the shed to the house and have the <br />entrance on the end of the shed, rather than the middle of the side as depicted in the submittal. <br />Mr. Papotto did not believe the variance was too much to ask, Mr. Raig agreed. Mr. Gareau <br />stated that evidence was not presented on details of the applicant's side business, but no <br />complaints have been filed regarding noise or traffic at the home. <br />Mr. Raig moved, seconded by Mr. Papotto, to grant the following variance as written for <br />16-6001; Dennis Baumiller; 6098 Decker: <br />1. The property is zoned One Family Residence C. <br />The following variance is requested: <br />1. A 6 ft. variance for the rear yard setback; code requires 50 ft., applicant shows 44 ft., Section <br />1135.08(a). <br />Mr. Aspery stated that the applicant is requesting a variance of 6 ft. to allow for the addition of <br />an 11 ft. x 14 ft. one-story sunroom to the rear of their existing home. The current rear yard <br />setback is 55 feet, the sunroom addition would reduce this number to 44 feet. Code requires a <br />rear yard setback of no less than 50 feet. Ms. Price stated that she hired a contractor to build a <br />sunroom in March. They wanted to be able to sit in the backyard comfortably. Mr. Wescott <br />stated that the room had to be greater than 10 ft. in order for the sunroom to be usable. The <br />existing patio is 12 ft. x18 ft. and the new sunroom is 11 ft. x14ft., which is smaller than average, <br />according to Mr. Wescott. One door will be on the west side and two on the north side. Ms. <br />Meredith said a smaller sunroom that complied with the code would be very difficult to install. <br />Ms. Meredith moved, seconded by Mr. Allain, to grant the following variance as written for <br />16-6003; Debbie Price; 24360 Deepwoods Way: <br />1.
