An 8 in. variance for the height of an accessory storage building; code permits 8 ft., applicant <br />shows 8 ft. 8 in., Section 1135.02(d)(1). . <br />Note: Property is 10,850 square feet. <br />Ms. Wenger stated that the zoning is One Family Residence A. The applicant was previously <br />denied for a 180 square foot shed in January 2016. The applicant has reduced the size of the shed <br />to 120 square feet. The reduction in total square footage is 33%. Based upon the tiered sizing of <br />accessory structures based upon lot size, the proposed 120 square foot shed at the requested <br />height would be permitted if the lot were 1 square foot larger. Mr. Eno stated that he needs the <br />larger shed to provide storage even after getting rid of some of his stuff. Ms. Sabo and Mr. Allain <br />agreed that the applicant showed willingness to comply with the spirit of the code. <br />Mr. Allain moved, seconded by Ms. Sabo, to grant as written 16-5450; Peter Eno; 4074 <br />Shelley Drive to build a new accessory storage building with the following variances: <br />1. The following variance is requested: <br />1. A 258 sq. ft. variance for the maximum floor area of a garage; code permits 750 sq. ft., <br />applicant shows 1,008 sq. ft., Section 1135.02(c)(1). <br />Note: Applicant has not addressed the 300 sq. ft. accessory structure. <br />Ms. Wenger stated that the zoning is One Family Res?dence A. The applicant was previously <br />denied a variance for a 1,344 square foot garage in January 2016 and has reduced the request to <br />1,008 square feet, a total reduction of 25%. Mr. Accordino said the proposed building would be a <br />4-car garage in the same location as the previous submittal. He shortened the width and lowered <br />the height of the building. The temporary shed would be removed. Discussion regarding proposal <br />to combine allowable garage square footage with accessory square footage into one proposal, <br />determined that commissioners should not add a condition preventing applicant from applying <br />for a shed in the future. Mr. Allain believed the applicant did a nice job of reducing building size <br />for this submittal.. <br />6
