shed in combination and would be as big as the house. She did not believe the garage would keep
with the character of the historic district. Mr. O'Malley said the approval should be conditioned
upon the Certificate of Appropriateness being issued by Landmarks Commission.
Mr. Accordino believed the garage would appear to be lower than the house due to a grade
difference, even though the proposed structure would be taller than the house. Mr. Papotto asked
about the two sheds that are currently on the property. Mr. Accordino stated that there is a
foundation left from demolished additions and plans to make a deck in the future. Mr. Accordino
would probably demolish the dilapidated shed at rear of property and move the 8x12 shed to rear
of property. The garage would have electricity but no plumbing or living space. Ms. Meredith
questioned why he bought the house knowing he needed so much storage. He stated he knew he
had to build a garage and plans to purchase more tools for his hobbies. Ms. Sabo pointed out that
the garage would have a larger footprint than the house itself. The proposed garage would be
1344 sq. ft. in addition to the loft area. Ms. Sabo questioned why an addition isn't being added to
the house to accommodate his storage needs. Mr. Accordino believed this would be slightly less
expensive and more beneficial to the family.
Mr. Papotto thought the proposed garage would look nice, but would be too much in addition to
the sheds. Mr. Allain and Ms. Meredith agreed that the size would be too large. More discussion
about the size versus the lot area.
Ms.1Vlereditla moved, seconded by Mr. Allain, to grant 15-5089; Paul Accordino; 25747
Butternut Ridge, with Certificate of Appropriateness approval from Landmarks
Commission, the following variances for a new shed:
1. A 100 sq. ft. variance for a shed in the rear yard; code permits 80 sq. ft., applicant shows 180
sq. ft., Section 1135.02(d).
2. A 7-1/2 in. variance for the shed height; code permits 8 ft., applicant shows 8 ft. 7-1/2 in.,
Section 1135.02(d).
The oath was administered to Peter Eno. The proposed shed would be used to store his lawn
equipment. Mr. Eno stated the neighbors who share the property line closest to the shed site were
ok with the plan. Mr. Russell said Mr. Eno initially proposed a larger shed and reduced it when
he learned of the size regulations. Discussion about the proposed shed dimensions relative to the
lot size. Mr. Eno wants to have a more decorative shed to increase property value. The existing
concrete pad would be slightly larger than the shed. Mr. Allain stated that the proposed garage is
too big, more than doubling the allowable size. Mr. Papotto pointed out that the neighboring
sheds are large also. Ms. Sabo asked why he poured concrete without building approval. He
thought it would be ok due to neighbors' shed sizes around him.
