3. A 17.5 ft. variance for parking/drive side yard at Dover Center Rd.; code requires 20 ft., <br />applicant shows 2.5 ft., Section 1139.08(a). <br />4. A variance for 2 additional wall signs; code permits 2, applicant shows 4, Section 1163.28(c). <br />5. A variance for 4 additional ground signs; code permits 1, applicant shows 5, Section <br />1163.27(a). <br />6. A 6.9 ft. variance for side yard setback (east property line); code requires 10 ft., applicant <br />shows 3.1 ft., Section 1139.07. <br />The oath was administered to Jay Romer, Great Lakes Resources; Kyle Hartung, Goodman <br />Group; Bryan Hall, Civil Engineer, GPD. Mr. Hall stated that 44 parking spaces would be <br />excessive for this use. He reviewed setback variances and proposed signage. Ms. Wenger said <br />the lot does not have enough room for the parking required by the current code. The setbacks <br />would make the lot almost unbuildable. They have done a good job in adding greenspace to the <br />property. The Dover Center directional sign will show the public the best route to take to enter <br />the site. Mr. O'Malley told the Board that the sign limitations may be unduly restrictive and they <br />should be reasonable in applying the code to the site. Discussion about necessity of logo on the <br />speaker tower. There will be no restrictions to turn left on Lorain Road. Mr. Hall stated that the <br />property would be designed to encourage people to use Dover entrance. <br />Mr. Allain pointed out the multiple hardships to develop this property. He thought they did a <br />good job fitting within the guidelines and working with their square footage. Ms. Meredith <br />disagreed with a 4th sign for the speaker tower. Mr. Allain said the Board is looking at the <br />content of the sign (speaker tower) if considering the logo being present and that is not allowed <br />by law. Ms. Meredith moved, seconded by Mr. Allain, to grant 15-4723; Starbucks; 27190 Lorain <br />Road the following variances for a new commercial building as written: <br />1. A 20 space variance for required parking spaces; code requires 44, applicant shows 24, <br />Section 1161.05(c). <br />2. A 59 ft. variance for building side yard at Dover Center Rd.; code requires 75 ft., <br />applicant shows 16 ft., Section 1139.08(a). <br />3. A 17.5 ft. variance for parking/drive side yard at Dover Center Rd.; code requires 20 <br />ft., applicant shows 2.5 ft., Section 1139.08(a). <br />4. A variance for 2 additional wall signs; code permits 2, applicant shows 4, Section <br />1163.28(c). <br />5. A variance for 4 additional ground signs; code permits 1, applicant shows 5, Section <br />1163.27(a). <br />6.
