BUILDING & ZONIloTG BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF OCTOBER 3, 2016 <br />ROLL CALI. <br />Chairman Raig called the meeting to order at 7:02 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Michael Raig, Bob Papotto, Melissa Meredith, Eric Allain, Donna Sabo <br />Staff: Assistant Building Commissioner Dan Russell, Planner James Aspery, Administrative <br />Assistant Nicole Rambo <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by Ms. IVIeredith, to approve the Building & Zoning Board of <br />Appeals minutes of September 12, 8016, motion passed 4-0,1bIr. Raig abstained. <br />RESIDENTIAL APPEALS AND REQUESTS <br />16-7076; Mohammed Musleh; 4603 Porter Road <br />Representatives: Greg Noeth, architect, 1790 Saratoga Avenue, Cleveland, OH; Ihab Suleiman, <br />4813 Columbia Road, son of the owner <br />Proposal consists of installing a new driveway in a side yard. The property is zoned One Family <br />Residence B. <br />The following variance is requested: <br />1. A variance for a driveway in an insufficient side yard; code requires a side yard of no less <br />than 15 feet where a driveway is proposed, side yard is less than 15 feet, Section 1135.07(a). <br />Note: Applicant proposes to install a paved driveway and detached garage; no driveway or <br />garage currently exists. <br />Mr. Aspery stated that the applicant proposes to install a new driveway to the north of their <br />existing home, connecting to a proposed detached garage in the rear of the home. A variance is <br />requested to permit the driveway within the required 15 foot setback; code requires a minimum <br />15 foot side yard where a driveway is proposed. <br />Mr. Noeth stated that the back half of the home was built in the 1920s with no paved driveway. <br />The original garage was torn at some point and an addition was added to the front of the house. <br />The property line is about 12 feet from the home and the lot is pie-shaped. The driveway would <br />be installed one foot from the property line. The owner plans to build a detached garage behind <br />the house after the driveway is installed. Mr. Papotto claxified that the driveway would stay <br />about the same width and the tightest area would be 10'6". Mr. Russell said a variance is not <br />required for the garage. Ms. Meredith said she would rather have a driveway installed with a <br />variance instead of not having a driveway at all. Mr. Papotto pointed out that it would mirror the <br />neighboring property.
