Mr. Aspery stated that the applicant is requesting variances to allow for the installation of
signage on all sides of the La Quinta Inn & Suites building, with two sides installed new and two
sides remaining as they are. The property was previously granted variances in 2009 to exceed
required wall sign height and number of wall signs, and the applicant is now seeking to allow for
more signage beyond what was previously granted. Based on dual-frontage along Country Club
Blvd and Interstate 480, the applicant is permitted 167 square feet of signage on the building and
shows a proposed total sign area of 578 square feet, which will require a 411 foot variance. The
existing signage has been included in this calculation since it is part of the overall sign package.
The applicant is also requesting a fourth wall sign, exceeding the previously-granted amount by
one sign, as well as height variances for the two new signs found on the west and east elevations.
Mr. Berry stated that the signage is part of the national rebranding of the hotel. The building is
positioned so that all four sides are visible. Mr. Allain clarified that the proposed signage goes
beyond the previous variances granted. Mr. Patel stated that the property improvement plan he
was given by the national corporation required signage on all four sides of the building. Mr.
Berry pointed out that the starburst design increases the size of the signage. Mr. Allain noted a
part of the 9/3/09 meeting adding that a fourth sign is not unreasonable to have by the main
entrance of the building He did not believe that the increased signage was unreasonable due to
the larger setbacks. Ms. Meredith agreed with needing a sign at the entrance, did not see the need
for the south side. Mr. Raig believed signage on all four sides would be useful. He did not think
the neighboring properties would be affected. Mr. Papotto believed that signs look tasteful and
the signs look small relative to the size of the building.
Mr. Papotto moved, seconded by Mr. Allain, to grant the following variances as written for
16-6591; La Quinta Inn & Suites; 25105 Country Club Boulevard:
1. A 411 square foot variance for total signage; code permits 167 square feet, applicant
shows 578 square feet of signage, Section 1163.25(b).
2. A variance for 1 additional wall sign; property was previously granted 3, applicant
shows 4, Section 1163.28.
3. A 2.5 ft. variance for height of two wall signs; code permits 4 ft. high wall signs,
applicant shows two 6.5 ft. high signs, Section 1163.28(c).
Motion passed 5-0.
ADJOURNMENT
With no further business the meeting adjourned at 8:14 p.m.
Michael Raig, Chair
Approved:
1`Ticole Rambo, Administrative Assistant
