,. -..rJ .
LANDMARKS COMMISSION
CITY OF NORTH OLMSTED
MINUTES FOR JULY 18, 2016
ROLL CALL
Mr. Neville called the meeting to order at 7:00 pm in Council Chambers.
Present: David Neville, Tom Dubowski, Gretchen Schuler, Jim Morse, Paul Schumann
Absent: Duane Limpert, Jim Dubelko
Staff: Planner James Aspery, Administrative Assistant Nicole Rambo Ms. Schuler moved, seconded by Mr. Morse, to excuse Mr. Limpert and Mr. Dubelko from
the meeting, motion passed 5-0.
REVIEW AND APPROVAL OF MINUTES
Mr. Dubowski moved, seconded by Mr. Morse, to approve the Landmarks Commission
minutes of June 13, 2016 as revised, motion passed 5-0.
NEW BUSINESS
16-6021; Paul Accordino; 25747 Butternut Rid$!e Road
Proposal consists of a Certificate of Appropriateness for an attached garage.
Representative: Paul Accordino, owner
Mr. Accordino brought updated plans for review. He decided to build an attached garage instead
of the approved detached garage due to his budget constraints and to keep water out of the
structure due to the grade change of his property. The height and roof pitch would be continuous
with the house. The face of the garage would be 8 feet 4 inches north of the face of the house,
which would be similar to the previous garage. To match up with the existing driveway, Mr.
Accordino proposed a T-shape addition. This would create more living space in the garage. The
garage will be large enough for four cars, a workshop and a mechanical room, including a
furnace and hot water tank. There will be doors connecting the home to the addition on the first
and second floors. The cedar shake shingles will continue on the front and the east side of the
garage and vinyl siding will be on the other sides to match the home. The dormer shape and roof
shingles will match what exists on the home. Downspouts will be installed on the front and rear
of the addition and will be tied into a soakage trench installed by the owner, along with the
existing sump pump. Discussion about the appearance of the garage being set forward from the
front of the house. Discussion regarding the windows; the proposed addition windows will be
double hung but will not have mullions. Discussion about shingled roof versus EDM used on the
dormer roof, which will be reviewed by the Building Department. Mr. Schumann stated that a
similar addition was previously permitted a few doors down from the grade school. He did not
think the addition would look inappropriate in the district. Mr. Accordino pointed out that the
garage door on page 10 shows the proposed door detail. Mr. Schumann suggested that the
existing casement windows in the home be replaced in the future because they are not
appropriate for the district. Mr. Accordino stated he would consider adding mullions if needed.
