Mr. Anderson asked if the new mechanicals will be tied in to the <br />existing. The northern addition will have new split system equipment installed on the roof which <br />will be screened. To the west, the mechanical units will be relocated or replaced. <br />Rhett Davison, 25222 Caxey Lane, asked about the rear yard setback variance request. He <br />pointed out that an eight to ten foot swale exists between his property and the parking lot, but it <br />is not shown correctly on the plans. Mr. DiFranco stated that the survey that was submitted <br />shows a 20 foot setback which explains the discrepancy regarding the reax yard setback. Mr. <br />Malone asked for an updated survey and plans showing the correct dimensions. Mr. DiFranco <br />pointed out that some parking spaces may be lost in the interior if the eastern edge is shifted. Ms. <br />Wenger suggested tabling the project as the error has significant bearing on the site plan. Mr. <br />Davison would like mounding to be installed and the swale to be maintained. He also asked that <br />the dumpster be relocated somewhere else on the property. He wanted more buffering due to <br />trailers being left in the parking lot for extended periods of time. He pointed out that the current <br />evergreens have been significantly trimmed which reduced his buffering. He added that he <br />installed fencing on his property to increase the buffering but he would like it to be improved on <br />their side. He was concerned about continuing the buffering that he did not believe is working. <br />Eric Phillips, 5676 Allendale Drive, stated that the delivery trucks dropped off materials early in <br />the morning during the last construction project. There are many silver maples that are not <br />maintained,so the water is not able to drain properly. He would like to see the stormwater plan. <br />He was concerned that the dumpster would invite rodents to the area. The mechanical units are <br />noisy and there is a lot of light pollution. The drain swale previously served as an easement for <br />the utility companies to access the lines, but trees have since been planted in that area. <br />Mr. Malone moved, seconded by Ms. Nader, to table 17-8432; North Olmsted Evangelical <br />Friends Church; 5665 Great Northern Boulevard, motion passed 5-0. <br />COMMUNICATIONS <br />Zoning Code Update <br />Ms. Wenger stated the department has been preparing for the zoning update to go into effect. <br />There will be changes made to the website in addition to the applications. Several projects are <br />expected to come in before the new zoning goes into effect and some have held off until after the <br />effective date. There will be a period of time where trie commission will need to apply both <br />codes until all of the applications submitted before the update is effective are completed. <br />Ms. Wenger reviewed the latest revisions to Chapter 1135. The definition for commercial trucks <br />has been changed to refer to the Traffic Code. Gravel will not be acceptable as a new material <br />but existing gravel driveways can be maintained. A sliding scale was added for accessory <br />structures on any property over an acre, but there are not many properties that would be affected. <br />The lot area ranges are based on the lot sizes.
