PLANNING & DESIGN COMMISSION
CITY OF NORTH OLMSTED
MINUTES OF MAY 10, 2017
ROLL CALL
Mr. Malone called the meeting to order at 7:00 pm in Council Chambers and led the Pledge of
Allegiance.
Present: Greg Malone, Don Rerko, Julie Nader, Paul Schumann, Darrick Matthews
Absent: David Anderson, Tom Patton
Staf£ Planning Director Kim Wenger, Assistant Law Director Bryan O'Malley, Planner James
Aspery, Administrative Assistant Nicole Rambo-Ackerman
REVIEW AND CORRECTION OF MINUTES
Ms. Nader pointed out that "widows" should be "windows" in the first paragraph of the True
North discussion. She also asked that "confirm" be removed from the last condition in the
motion to approve the project.
Mr. Malone moved, seconded by Mr. Schumann, to approve the Planning & Design
Commission minutes of Apri126, 2017 as amended, motion passed 5-0.
NEW BUSINESS
17-8122; Wendv's; 26650 Lorain Road
Representative: Irma Reiner, Linear Architecture
Mr. Aspery stated that the proposed building improvements include dark bronze corrugated
metal paneling capped by gray anodized aluminum light boxes, two red EIFS parapets each
trimmed with a beige parapet cap, a dark bronze drive-through canopy structure, gray EIFS
around the drive-through window, and lighting sconccs on the left and rear elevations. All brick
and stone are to remain unchanged. Two new windows are proposed on the right elevation, with
the rest to remain unaltered. A new ladder is proposed on the rear elevation. Previous drawings
indicated that an existing screen fence on the rear elevation was to remain and be repainted dark-
bronze. However, the applicant's rendering on sheet A2.1 currently shows no screen fence on the
roof. All landscaping will conform to the previously approved landscaping plan, with missing or
withered plantings to be replaced. The dumpster enclosure is to remain in the current location,
with the gates to be repaired and refaced with a composite fencing material painted the same
daxk bronze color as found on the building. No new lighting is proposed on the existing light
poles; General Note #2 on sheet AS 1.1 should be removed. A cut sheet has been provided for the
new building sconces. The proposed aluminum light boxes will add a lighting effect on the
building that is shown in the night-time rendering. Site layout is to remain unchanged. Proposed
site work includes the addition of a black safety rail on the eastern elevation pavement. Parking
lot improvements include pavement and sidewalk patching in deteriorated areas, the removal of
two bollards in the southeast parking area, restriped parking spaces, a new pavement marking in
the drive-through lane, and two new wheel stops installed in the handicap parking spaces nearest
