the main entrance. Signage will be submitted separately by the applicant. References to <br />conceptual signage remain on the site plan and building elevations. Based on what has been <br />submitted for initial review, variances will be required permitting two additional ground signs for <br />the clearance bar and order station canopy signage, three additional wall signs and 29.15 sq. ft. in <br />excessive building sign area. The clearance bar and order station canopy on AS 1.1 are the <br />additional ground signs that are being requested. Ms. Wenger added that clarification was needed <br />to see if signage will be included on the canopy over the order station. <br />Ms. Reiner stated that the proposed changes are based on guidelines for remodeling the Wendy's <br />franchises, including the color scheme. The canopy and clearance bar will provide lighting and <br />rain protection at the ordering speaker and pickup window. <br />Mr. Rerko clarified that there will be two roof-mounted lighting fixtures installed on the right <br />side (west) elevation, which will be tilted and lighting the drive lane. He pointed out that the <br />coping should be represented on the left side elevation on page A2.1. The north side has a picket <br />fence that will be painted brown. The roof side of the east elevation as it projects above the roof <br />should be painted brown, similar to the fence. Ms. Wenger pointed out that a cut sheet is required <br />for the roof lights and a photometric plan is required since they are meant for site lighting. Ms. <br />Reiner offered to remove the lights or to install a cut-off on the lights. Mr. Rerko suggested a <br />wall-mounted light fixture that would be lower, Ms. Reiner agreed. Ms. Wenger stated thaf a cut <br />sheet would be required for any lights. Mr. Rerko asked that the rooftop units be screened, <br />continue what is on the north side of the building along the west side. Ms. Reiner stated that the <br />exhaust fans are not currently screened, but they can be screened if required. Mr. Malone would <br />like the fans to be screened in. Mr. Malone stated that the landseaping needs to be addressed, <br />which can be done administratively. <br />Ms. Wenger stated that five wall signs are proposed, exact square footage cannot be calculated <br />since a sign package was not submitted. Ms. Nader asked if the sign on the red parapets could be <br />scaled down. Ms. Reiner stated that the sign with the cameo is 30 square feet and the matching <br />signs on the sides of the building are also 30 square feet and internally illuminated. The signs on <br />the drive-through side are non-illuminated cut-out letters on the building. The thank you sign is a <br />non-illuminated triangular sign. Mr. Aspery stated that the signs are actually 32 square feet. Mr. <br />Rerko did not have an issue with the signage. Mr. Rerko asked what the parapet on the east side <br />is made of. Ms. Reiner stated that it is the existing parapet, which will be painted dark bronze. <br />Mr. Rerko made sure any damaged wood would be fixed. Ms. Wenger pointed out tliat 12 inches <br />is required between the signs and top and sides of the red blades. Ms. Reiner stated that the signs <br />will be moved to accommodate the required 12 inches so an additional variance is not needed. <br />Mr. Malone recommended the variances for signage because they are needed for safety and the <br />square footage fits in with the overall design of the building. <br />Mr. Malone moved, seconded by Mr. Rerko, to recommend the following variances for <br />approva117-8122; Wendy's; 26650 Lorain Road: <br />1. A 29.15 sq. ft. variance for excessive building sign face area. Code permits 87.5 sq. ft., <br />applicant shows 116.65 sq. ft.; Section 1163.25(b). <br />2. A variance permitting 2 additional ground signs; code permits 5, applicant shows 7; <br />Section 1163.27(a).
