The average lighting levels are very low and well <br />within code. A flagpole is proposed near the front entrance. Code allows for one flagpole not <br />more than 25 feet in height. The flagpole height should be indicated to assure compliance. The <br />applicant proposes to submit signage separately but would propose one ground and wall sign. <br />Mr. Yorks noted that the business specializes in high-end maintenance of vehicles, focusing on <br />drivelines and axles for trucks. He added that the flagpole would be noted in the plans as <br />requested. The pre-engineered building will be 75 by 100 feet and a hard wall will be added. <br />Dark gray split-faced masonry will be along the bottom of the wall, with a lighter gray field <br />above it. The two gray colors will be accented by a stained black line made of the smooth faced <br />block. The awning will be aluminum to match. The smooth faced block will be stained black. <br />The accent entry element will be red and the sign band will be a silver aluminum panel system. <br />The structure is 23 feet at its highest point. The facility will have ofFces, a lobby and lunchroom <br />and the rest of the facility will be used for storage and installation bays. Mr. Anderson asked if <br />scrap metal would be put in the dumpster and Mr. Brandt stated that it will not be. Mr. Yorks <br />reviewed the Omni-block specifications that have insulation included and they meet R-value <br />requirements. The Omni-block will be all the way around the building and the stone will be a <br />veneer. The block will not be painted as noted in the plans. Mr. Rerko clarified that the Nichiha <br />will be a brighter red than the sample provided. All veneers will be on a concrete base. Mr. <br />Yorks did not include all trees as requested in the staff review meeting since there are many trees <br />surrounding the property and to keep the building visibility. <br />Ms. Nader moved, seconded by Mr. Rerko, to recommend approval for 17-9079; <br />Henderson Driveline; 31441 Lorain Road with the following conditions: <br />1. Maintain flagpole height of no higher than 25 feet. <br />2.
