The EIFS, metal fascia and exposed structural steel will be <br />the corporate blue for Blue Falls. The windows will be clear with aluminum trim. The roof will <br />be clear acrylic to create a bright interior space. , <br />Mr. Rerko pointed out that some of the lighting has some hot spots along the south side. Mr. <br />Certo said the lighting was moved away from the lot lines so the lighting level shifted also. The <br />corrugated galvanized material will be installed toward the top of the building. Mr. Malone <br />suggested adding three celebration maples to the north of the Clague Road curb cut to carry the <br />landscaping all the way around the property. He questioned how quickly the cars will be able to <br />move through the line since there is no way to exit once they are in line. Mr. Umek stated that <br />there are five to six cars in the tunnels at one time and each will be done in about 2.5 minutes. <br />Each stacking lane holds about six cars. Mr. Rerko asked if the vacuum is a central unit, Mr. Certo said they are one <br />central unit located towards the middle of all of the units. Mr. Rerko asked if a vacuum vent <br />would point towards the north to reduce noise, Mr. Certo did not believe the noise would be <br />significant according to the report that was submitted. Mr. Umek stated hours of operation will <br />be Monday through Saturday 7:30 a.m. - 7:30 p.m. and Sunday 8:00 a.m. - 6:00 p.m. Mr. <br />Matthews liked the design and is happy to see something be done with the property. <br />Mr. Malone agreed with Ms. Nader that the setback and signage variances requested are fair due <br />to the challenges with the property for the setback variances. The canopy variance is proportional <br />to the design of the property and the ground sign variance is needed because the building faces <br />two roads. Ms. Nader clarified with Ms. Lieber that the three-lane drive is able to be approved by <br />the commission without a variance. <br />Mr. Malone moved, seconded by Mr. Rerko, to recommend approval of the following <br />variances for 17-8799; Blue Falls Car Wash; 23459 Lorain Road as amended: <br />1. 1. A 38 ft. variance for front yard setback; code requires 75 ft., applicant shows 37 ft., <br />Section 1139.07. <br />2. A 5 ft. variance for east side yard setback; code requires 10 ft., applicant shows 5 ft., <br />Section 1139.07. <br />3. A 9 ft. variance for west side yard setback; code requires 10_ft., applicant shows 1 ft., <br />Section 1139.07. <br />4. A 10 ft. 5 in. variance for parking front yard setback; code requires 20 ft., applicant <br />shows 9 ft. 7 in., Section 1139.07. <br />5.
