A variance for 2 additional wall signs; code allows 2 wall signs, applicant shows 4. <br />Section 1163.28(c). <br />Motion passed 7-0. , <br />Ms. Nader moved, seconded by Mr. Matthews, to recommend approval for 17-8799; Blue <br />Falls Car Wash; 23459 Lorain Road with the following conditions: <br />1. Lot consolidation is required. <br />2. 3 celebration maples to be added on the north side of the property behind the vacuum <br />station. <br />3. The Clague Road sign is moved out of the sight triangle. <br />4. The 3lanes exiting the property to Lorain Road are acceptable due to logistics of <br />exiting onto Lorain Road. <br />5. BZBA grants the requested variances. <br />Motion passed 7-0. <br />17-9470; Romp Parking Lot Consolidation; 24579 Lorain Itoad ? <br />Representative: Todd Romp, 24579 Lorain Road <br />Proposal consists of consolidating four parcels (PPN 237-01-001, -007, -008, -009), resulting in <br />a single parcel of 4.5954 acres (approx. 4.5458 acres exclusive of R/V) with frontage on Lorain <br />Road (196.84') and Columbia Road (222.04'). Property wraps around corner parcel and adjacent <br />parcel on Lorain. All parcels are zoned B-1 Local Business. <br />Ms. Lieber stated that the applicant is proposing to consolidate three existing co-developed <br />parcels with one newly acquired parcel required as part of their recent parking lot expansion <br />application. The parking lot,expansion was a project eligible for administrative approval as it <br />involved site improvements with no changes in access drives and met all of the city's zoning <br />code requirements. Those approved plans are available for review in the Planning Department. <br />Ms. Nader asked how many parking spaces will be added, Mr. Romp stated that 75 spaces will <br />be added and the house to the south will be demolished as part of the proj ect. <br />Mr. Malone moved, seconded by Mr. Schumann, to recommend approval for 17-9470; <br />Romp Parking Lot Consolidation; 24579 Lorain Road to consolidate four parcels (PPN <br />237-01-001, -007, -008, -009), resulting in a single parcel of 4.5954 acres (approx. 4.5458 <br />acres exclusive of R/W) with frontage on Lorain Road (196.84') and Columbia Road <br />(222.041), motion passed 7-0. <br />COMMUNICATIONS <br />Chapter 1145 Limited Industrv District <br />Ms. Lieber stated that there were some meetings with property owners on the west end of the <br />City to get feedback on issues in the area. In these meetings, some suggestions were made that <br />could be adjusted in the codified ordinances, particularly in regards to allowing some retail space <br />related to the main use. She reviewed the proposed 'changes to Chapter 1145 for the <br />commissioners to review. Mr. O'Malley suggested adding wording regarding medical marijuana, <br />similar to that used in the commercial chapters. Ms. Nader agreed with adding the language.
