Ellen Andrews, on behalf of William Jordan, pointed out the black walnut trees along the <br />southern property line and was concerned about the potential damage to customers' vehicles. Mr. <br />Malone stated that the applicants can assess the situation if the trees are on their property and the <br />Commission would consider their removal if that is how they want to proceed. <br />Bruce Bruehler, 4440 Root Road, asked about the driveways onto Lorain Road. He asked that a- <br />traffic survey be done to keep traffic from turning left and suggested that a cement barrier be <br />installed. <br />Ms. Nader moved, seconded by Mr. Anderson, to approve 17-9546; Swensons Restaurant; <br />27175 Lorain Road with the following conditions: <br />1. Lot consolidation is required. <br />2. Requirement is waived for drives being 350 feet from intersections and adjacent drives. <br />3. Arborist will evaluate existing trees and maintain them as needed. <br />4. Evaluate black walnut trees and remove if necessary. <br />5. The existing yard drain and clean out along the east property line are to remain. <br />6. Good side of the fence is to face the residential properties. <br />7. Drawings to be corrected with the correct colors to align with the renderings. <br />Motion passed 5-0. <br />17-9905; Swensons Lot Snlit and Consolidation; PPN 235-01-001,-002; 003,-084,-085 <br />Proposal consists of consolidating five (5) parcels (PPN 235-01-001, PPN 235-01-002, PPN 235- <br />01-003, PPN 235-01-084, & PPN 235-01-085) resulting in a single parcel of approximately <br />0.837 acres with frontage on Lorain Road and Dover Center Road. Parcels are zoned B-3 <br />General Business. Mr. DiFranco stated that there are a few housekeeping issues that need to be <br />addressed, but he had no concerns about the proposal. , <br />Mr. Malone moved, seconded by Ms. Nader, to approve 17-9905; Swenson Lot Split and <br />Consolidation consisting of consolidating five parcels (PPN 235-01-001, PPN 235-01-002, <br />PPN 235-01-003, PPN 235-01-084, & PPN 235-01-085) resulting in a single parcel of <br />approximately 0.837 acres with frontage on Lorain Road and Dover Center Road, motion <br />passed 5-0. <br />17-9739; Ganlev Westside; 25730 Lorain Road <br />Representatives: Joel Copley, Janotta & Herner, 309 Monroe Street, Monroeville, OH <br />Ms. Lieber stated that the applicant proposes to demolish the existing 6,600 square feet service <br />building and construct a new 17,740 square feet service and parts facility in the same vicinity on <br />the Ganley Westside Imports property. The property is zoned B-3 General Business. The <br />building will be constructed of a split face block base, insulated metal panel, an aluminum <br />composite panel and a standing seam metal roof. The colors will match the Subaru building. A <br />dumpster enclosure area has been integrated into the rear of the new service building. A concrete <br />sidewalk is proposed around the perimeter of the building. Lighting in the project area only will <br />need to be reconfigured with some lights being removed and new lights installed. Wall sconces <br />are also proposed on the building.
