The property is zoned One Family Residence B. <br />The following variances are requested: <br />1. A variance for a second accessory structure. Code permits 1, applicant shows 2; Section <br />1135.02(D) (1). <br />2. An 872 sq. ft. variance for a second accessory structure. Code permits 400 sq. ft.; applicant <br />shows 1,272 sq. ft.; Section 1135.02(D)(1). <br />Mr. Aspery stated that the applicant is proposing to construct a new 32 foot by 36 foot pole barn <br />in their rear yard. Code permits one accessory structure at a maximum size of 400 square feet <br />based on lot size, therefore requiring variances for the number of accessory structures and the <br />size of the proposed structure. Mr. Dietz needs the barn to store his equipment, boat and <br />woodworking tools. He did not think the barn would look obtrusive compared to the size of his <br />lot. He did not believe it would be a hindrance to his neighbors due to the privacy fence and ditch <br />along the south side of his property. Mr. Revta asked the Board to consider the residential nature <br />of the area and believed the variances requested were substantial enough to change the character <br />of the neighborhood. He was concerned that the structure may be used commercially in the <br />future. Mr. Mackey wanted to ensure that the property would not be used for commercial <br />purposes, Mr. Dietz said no customers would be entering his property since woodworking is his <br />hobby. Mr. Allain asked if the barn would be in addition to the existing 10-foot by 12-foot shed. <br />Mr. Dietz wanted to keep the shed to house garden equipment and other combustibles. Mr. Dietz <br />stated that the utility trailer currently houses his equipment and will be removed once the new <br />structure is built. Mr. Mackey pointed out that the property has a small amount of frontage and a <br />lot of trees which would hide the structure from the street. Mr. Allain did not believe that the <br />evidence presented supported granting the variances and he thought that all of the storage could <br />be consolidated into one accessory structure. Mr. Papotto believed storing the combustibles in a <br />separate location was reasonable but there are other ways to store them safely. Mr. Raig agreed <br />with Mr. Papotto and Mr. Mackey and added that the applicant ensured the building would not <br />be used for commercial purposes and would not affect the character of the neighborhood. <br />Mr. Allain moved, seconded by 1VIr. Mackey, to grant the following variances as written for <br />17-9545; Harold Dietz; 5717 Barton Road: <br />1. A variance for a second accessory structure.
