The property is zoned B-4 Mixed-use Business. The following <br />variances are requested: <br />1. A 29.15 sq. ft. variance for total sign area on a building; applicant was previously granted <br />87.50 sq. ft. and shows 116.65 sq. ft. Section 1163.25(B). <br />2. A variance for 3 additional ground signs; applicant is permitted 5 ground signs, 8 are shown. <br />Section 1163.27(A). <br />3. A variance for 3 additional wall signs; applicant is permitted 2 wall signs, 5 are shown. <br />Section 1163.28(A). <br />4. A variance permitting a wall sign to extend closer than 12 in. to the top and side edges of a <br />wall. Section 1163.28(B). <br />Mr. Aspery stated that the applicant is requesting signage variances for the existing Wendy's <br />location at 26650 Lorain Road. Variances are requested for total building sign area, quantity of <br />ground and wall signs, and wall sign extension. This property was previously granted signage <br />variances on October 6, 2014. Mr. Bertke stated that Wendy's recently remodeled to conform to <br />the company's national standard. Mr. Allain clarified that the requested variances are in addition <br />to those that were granted in 2014. Mr. Papotto did not think the variances were excessive. Mr. <br />Mackey believed the signage was necessary due to the large amount of traffic at that intersection. <br />Mr. Allain pointed out that drive-through restaurants generally require more signage. <br />Mr. Allain moved, seconded by Mr. Raig, to grant the following variances as written for <br />17-9629; Wendy's; 26650 Lorain Road: <br />1. A 29.15 sq. ft. variance for total sign area on a building; applicant was previously <br />granted 87.50 sq. ft. and shows 116.65 sq. ft. Section 1163.25(B). <br />2. Section 1163.28(B). <br />Motion passed 4-0. <br />COMMUNICATIONS <br />Ms. Lieber informed the board members that changes to Chapter 1135 were approved by City <br />Council on September Sth and would go into effect October 5I'. A summary of the changes will <br />be provided to the board members. <br />The APA Cleveland Planning & Zoning workshop will be on October 27, 2017. Members are <br />encouraged to attend and should let Ms. Rambo-Ackerman know if they are interested.
