Motion passed 4-0. <br />COMMERCIAL 1tEQUESTS <br />17-9790; Cornerstone Plaza; 23420 Lorain Road <br />Representative: John Swidrak, Architect at AODK Architecture, 17306 Madison Avenue, <br />Lakewood, OH <br />Proposal consists of a new sign. The property is zoned B-1 Local Business. This variance request <br />was tabled by the BZBA on October 2, 2017. The following variance is requested: <br />1. A 49 ft. variance for setback from residentially-zoned property; code requires 75 ft., <br />applicant shows setback of 26 ft. from northern property line where abutting lot is zoned <br />Multiple Residence; Section 1163.27(b). <br />Mr. Aspery stated that the applicant is proposing to install a new directional ground sign at the <br />northeast corner of the property, with an alternate sign location shown to the south of the drive. <br />The applicant is only proposing to install one sign at either location, despite two signs being <br />shown on the site plan. This property was previously granted a variance permitting an additional <br />ground sign at last month's meeting and a variance for a sign in the sight triangle clear area in <br />2010, but a variance is still required for setback from a residential property line. You will recall <br />that this variance had not been addressed in previous sign reviews due to oversight and that the <br />residentially-zoned land to the north is currently being used as a church, not as a single family <br />home. In looking at our sign code, this particular code section has been primarily enforced to <br />provide protection for One and Two Family homes. <br />Mr. Swidrak reiterated that only one sign is proposed on the site, with the property owner <br />strongly favoring installing a sign on the north side of the driveway. Mr. Swidrak provided <br />details on the existing site conditions and outlined what would be changed or altered with the <br />proposed sign locations. Mr. Russell and Mr. Aspery confirmed that any landscaping or lamp <br />pole removal must first be confirmed with the Planning Department before work is done. <br />Mr. Allain moved, seconded by Mr. Mackey, to grant the following variances for 17-10127; <br />Michael Fadel; 24286 Ambour Drive: <br />1.
