r <br />: <br />BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES FOR THE MEETING OF OCTOBER 2, 2017 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:02 pm in Council Chambers and led the Pledge <br />of Allegiance. Present: Michael Raig, Bob Papotto, Ra1ph Mackey, Eric Allain <br />Staff: Law Director Michael Gazeau, Jr., Planner James Aspery, Administrative Assistant Nicole <br />Rambo-Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the Building & Zoning Board of <br />Appeals minutes of September 11, 2017, motion passed 4-0. <br />RESIDENTIAL REQUESTS <br />17-9748; Brad Sikula; 22977 Macbeth Avenue <br />Representatives: Brad Sikula, Owner <br />Proposal consists of a new garage. The property is zoned One Family Residence C. The <br />following variance is requested: <br />1. A 146 sq. ft. variance for a new detached garage; code permits 750 sq. ft., applicant shows <br />896 sq. ft., Section 1135.02(c). Mr. Aspery stated that the applicant is proposing to install a 32 foot by 28 foot detached garage <br />in their rear yard. Code allows a maximum area of 750 square feet for detached garages, <br />therefore requiring a variance of 146 square feet. The applicant is currently in the process of <br />consolidating the two connected lots to form one lot with a width of 91 feet, which would a11ow <br />this structure to be built. Mr. Sikula has owned the property for 16 years and will be retiring <br />soon. He would like to use the extra space for woodworking and storing his truck. Mr. Gareau <br />asked what the status was for the lot consolidation. Ms. Rambo-Ackerman stated that the lot <br />consolidation was approved by the Planning and Design Commission on September 27, 2017 and <br />the applicant is working with the Engineering Department to get the documents recorded. Mr. <br />Allain asked if the garage will be used for commercial purposed, applicant stated that it will not. <br />Mr. Papotto clarified that the variance would still be required if the lot consolidation is done. He <br />did not think that the garage would affect the neighbors due to the new size of the lot. Mr. <br />Mackey clarified that the garage would need to come back if the height is too tall when applying <br />for building permits. <br />Mr. Allain moved, seconded by Mr. Papotto, to grant the following variance for 17-9748; <br />Brad Sikula; 22977 Macbeth Avenue, contingent on the consolidation of parcels 237-13-041 <br />and -042: <br />1. A 146 sq. ft. variance for a new detached garage; code permits 750 sq. ft., applicant <br />shows 896 sq. ft., Section 1135.02(c). <br />Motion passed 4-0.
