? <br />: <br />Variance B3 is needed since there are two entrances to the property. Variance B4 is requested <br />due to the limited amount of greenspace in front of the project. Variance BS is requested to help <br />maintain visibility by the Clague Road entrance. Variance B6 is requested for directional signage <br />that is needed for the operation of the car wash. Mr. Aspery clarified that Variance B 1 is needed <br />due to the measurement of signage being done in a single plane but the proposal requires a <br />different type of ineasurement. He added that Variance B6 is needed because of the Building <br />Commissioner's interpretation of the directional signs as wall signs. Mr. Raig asked about the <br />west side yard variance, Mr. Certo stated it was to allow for turning access around the building. <br />Mr. Allain believed the transmittal letter submitted by the applicant summarized the need for the <br />setback variances well. He added that the parcel is odd and justifies the additional signage. Mr. <br />Raig thought the project was well done and the applicant tried to work with the property. <br />Mr. Allain moved, seconded by Mr. Raig, to grant the following variances for 17-8799; <br />Blue Falls Car Wash; 23459 Lorain Road: <br />Al. A 38 ft. variance for front building setback; code requires 75 ft., applicant shows 37 ft.; <br />Section 1139.07. <br />A2. A 2 ft. 4 in. variance for side.building setback (east canopy); code requires 10 ft., <br />applicant shows 7 ft. 8 in.; Section 1139.07. <br />A3. A 5 ft. variance for east side yard parking setback; code requires 10 ft., applicant <br />shows 5 ft.; Section 1139.07. <br />A4. A 9 ft. variance for west side yard parking setback; code requires 10 ft., applicant <br />shows 1 ft.9 Section 1139.07. <br />A5.
