Code requires ten foot parking setbacks from both side and rear property lines; the <br />southern setback is shown at zero feet, requiring a ten foot variance, and the eastern setback is <br />shown at five feet, requiring a five foot variance. Regarding signage, variances are required <br />permitting and additional two canopy signs on the gas island canopy; code permits one sign, the <br />applicant shows three. Variances are also required permitting all three signs to extend 12 inches <br />above the top of the canopy and to project 11 inches from the canopy face. Note that this lot has <br />dual frontage on Great Northern Boulevard and Lorain Road. These variances were all <br />recommended for approval by the Planning & Design Commission during their Apri126t' <br />meeting. <br />Mr. Turner stated that the angled parking is proposed up to the property line due to space <br />constraints. Discussion regarding moving the building to the north to remove a need for a <br />variance. Mr. Turner decided to ask for the variance due to easier maneuverability on the <br />property. Mr. Raig and Mr. Mackey agreed that allowing the parking setback variances would <br />ensure customer and visitor safety. The additional canopy signs are requested to attract <br />customers from Lorain Road and Great Northern Boulevard. Mr. Papotto asked about the pole <br />sign being refaced, which has been done under a separate permit. Mr. Papotto believed the <br />proposal is a good upgrade and had no issues with the proposal. Mr. Allain believed the applicant <br />did a good job with a tough lot. <br />Mr. Allain moved, seconded by Mr. Raig, to grant the following variances as amended for <br />17-8283; True North Energy; 25199 Lorain Road: <br />1. A 10 ft. variance for rear parking setback; code requires 10 ft., applicant shows 0 ft., <br />Section 1139.07 <br />2. A 5 ft. variance for side yard parking setback (east); code requires 10 ft., applicant <br />shows 5 ft., Section 1139.07. <br />3. A variance for 2 additional canopy signs on a gas island canopy; code permits 1 sign, <br />applicant shows 3, Section 1163.29(a). <br />4. A 16 inch variance permitting signage to extend beyond the top of a canopy; code <br />requires canopy signs to extend no closer than 4 inches to the top of the canopy, <br />applicant shows three signs extending 12 inches above canopy, Section 1163.29(b). <br />5.
