frontage on both Lorain and Brookpark Roads, whicr allots a slightly higher sign total as <br />compared to single-frontage lots. Signage was not proposed nor recommended during the initial <br />development plan approval process by the Planning and Design Commission. <br />Mr. Petro stated that the additional wall sign is requested on both street frontages as well as an <br />urgent care sign since that is not a normal use for their locations. There are other businesses <br />along the same corridor that have similar amounts of signage. The logo is a unique shape and <br />limiting the height of the entire logo would decrease the font making it difficult to read. The <br />applicant stated that there would be 85 square feet of dead space included in the square footage <br />calculations since the signage would be based on a rectangular shape. Mr. Aspery stated that the <br />ground signage was decreased to avoid the need for variances and limit the request to wall <br />signage. <br />Mr. Allain confirmed the two parcels were consolidated. Mr. Allain pointed out that the doctor's <br />office and urgent care are separate functions and if it was two tenants in a strip mall, they would <br />each be allowed to have signage. Mr. Mackey did not believe the building would be <br />overwhelmed by signage. He added that the urgent care sign would be necessary to direct people <br />to the facility. Mr. Papotto believed the proposed sign over the door looked very large. Mr. <br />Allain believed the larger sign over the door looked better than the smaller option. <br />Mr. Allain moved, seconded by Mr. Papotto, to grant the following variances for 17-8281; <br />University Hospitals; 26127 Lorain Road: <br />1. A 119 sq. ft. variance for excessive sign face area on a building; code allows 108 sq. ft., <br />applicant shows 227 sq. ft., Section 1163.25(b). <br />2. A variance for 2 additional wall signs; code permits 2, applicant shows 4, Section <br />1163.28(a). <br />3. A 2 ft. 8 in. variance for the height of a wall sign (IJH logo sign on north elevation); code <br />permits 4 ft., applicant shows 6 ft. 8 in., Section 1163.28(c). <br />Motion passed 4-0. <br />17-8283; True North Energy; 25199 Lorain Road <br />Representative: Rick Turner, Diamond Z Engineering, 5670 State Road, Parma, OH <br />Proposal consists of parking and signage. The property is zoned General Retail Business. The <br />following variances are requested: <br />1.
