permitting a nonconforming side yard on the house's eastern edge. The current side yard is 2 feet
1 inch; code requires 5 feet.
Ms. Coffing stated that there is an existing deck on the property and they would like to extend
the kitchen. She said there is ten feet between their driveway and the neighbor's driveway. Mr.
Papotto pointed out that the addition does not extend beyond the living room. Mr. Mackey
believed they are trying to upgrade their property for themselves and the neighborhood by
requesting the variances.
Mr. Papotto moved, seconded by Mr. Mackey, to grant the following variances for 17-8657;
Wesley Coffing; 23204 Alexander Road:
1. A 7 ft. 9 in. variance for the sum of both side yards; code requires 20 ft., applicant
shows 12 ft. 3 in., Section 1135.07(a).
2. A 2 ft. 11 in. variance for side yard requirements; code requires 5 ft., applicant shows 2
ft. 1 in., Section 1135.07(a).
Motion passed 3-0.
17-8678; Doverwood Homes, LLC; 24521 Maple Ridize Road
Representatives: Chuck and Peggy Clum, owners, 22115 Cottonwood Drive, Rocky River, OH
Proposal consists of a new garage. The property is zoned One family Residence C.
The following variances are requested:
1. A 5 ft. variance for rear property line setback; code requires 10 ft., applicant shows 5 ft.,
Section 1135.02(c)(3).
2. A 5 ft. variance for side and rear setbacks from a dwelling on both adjacent lot (south and
east); code requires 15 ft., applicant shows 10 ft., Section 1135.02(c)(2).
Mr. Aspery stated that the applicant is proposing to construct a new 20 foot by 20 foot detached
garage in the southeast corner of their property. A five foot rear yard setback variance is
requested permitting the structure to be built five feet from the rear property line; code requires
ten feet. A variance is also requested permitting the garage to be ten feet from dwellings on
adjacent lots to the south and east. Code requires that a detached garage be located not less than
15 feet from a dwelling on the same lot or any adjacent lot, requiring a variance of five feet.
Mr. Clum stated that the purchased the property in the fall and it did not have a garage. They
would like to build a garage with a new foundation in the position of the old garage which does
not meet the current codes. The garage cannot be moved forward because it creates another
variance. They would like to install a patio in the future so they do not want to move the garage
to the west. He is also concerned about creating a tigh±er turning radius for vehicles if the garage
is moved. Ms. Clum stated that the City asked a prior owner to demolish the previous garage so
they would like to build it in the same spot. Mr. Papotto did not think the side yard variance was
an issue since the way the abutting properties are positioned would leave a lot of dead space
between the structures. Mr. Papotto and Mr. Raig agreed with the applicant's safety concerns.
Mr. Allain moved, seconded by Mr. l'apotto, to grant the following variances for 17-8678;
Doverwood Homes, LLC; 24521 Maple Ridge Road:
