other homes. Mr. Raig asked about the projected home's value, Mr. Lusardo believed it would be <br />about $180,000. The home would be about 1600 square feet between the two floors. The house <br />would be a colonial style and would not extend over the garage. Mr. Papotto believed that the <br />overall home should fit in with the neighborhood in the overall size and would add to the variety <br />of housing styles available. Mr. Allain thought if the home was expanded, it would be priced out <br />of the neighborhood. Mr. Raig thought the building of the home would improve the <br />neighborhood's values. <br />Mr. Allain moved, seconded by Mr. Papotto, to grant the following variance for 17-8979; <br />David Lusardo; 6652 Charles Road: <br />1. A 116 sq. ft. variance for a minimum livable first floor area for a two-story house; code <br />requires 900 sq. ft., applicant shows 784 sq. ft., Section 1135.03(a). <br />Motion passed 4-0. <br />17-8995; John Skerritt; 23156 Summerland Avenue <br />Representatives: John Skerritt, owner <br />Proposal consists of a new detached garage. The property is zoned One Family Residence C. <br />The following variances are requested: <br />1. A 3 ft. 6 in. variance for side yard setback; code requires 5 ft., applicant shows 1 ft. 6 in., <br />Section 1135.02(c)(2). <br />2. A 4 ft. variance for a detached garage located too close to a dwelling; code requires 15 ft., <br />applicant shows 11 ft., Section 1135.02(c)(2). , <br />3. Residential Code of Ohio variance for fire-resistant construction: a 1 ft. 6 in. variance not to <br />1 hour fire rate the wall of the garage parallel to the property line; code requires 3 ft. <br />separation from structure to property line, applicant shows a 1 ft. 6 in. separation between the <br />property line and garage wall. Section RCO 302.1, Exception 6. <br />Mr. Aspery stated that the applicant is proposing to demolish their existing detached garage and <br />construct a new 40 foot by 18 foot detached garage expanding beyond the current garage's <br />footprint to the north and east. Code requires that a detached garage be set back not less than five <br />feet from a side property line, whereas the applicant proposes a setback of 1 foot 6 inches from <br />the western property line. Additionally, code requires that a detached garage be setback a <br />minimum of 15 feet from a dwelling, whereas the applicant shows a distance of 11 feet from the <br />northwest corner of their house to the southeast corner of the proposed garage. Last, a 1 foot 6 <br />inch variance is requested to permit the applicant to forgo the required three-foot separation <br />between the proposed structure's western wall and the property line. The Residential Code of <br />Ohio requires a minimum three-foot separation for 1-hour fire rating. <br />Mr. Skerritt stated that the existing garage is almost torn down. If an 18-foot structure was built, <br />it would obstruct the view of the rest of the lot due to the shape of the lot. The 15-foot setback <br />from the house is 11 feet from the existing wooden deck. He believed that the neighbor to the <br />west has a sewer easement and cannot build anything closer to his property. Mr. Russell stated <br />that the Building Department objects to granting the third variance. <br />Mr. Papotto asked if the easement was recorded.
