. <br />BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF JULY 2, 2018 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:00 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Mike Raig, Eric Allain, Bob Papotto, Dan Rahm <br />Absent: Ralph Mackey <br />Staff: Assistant Law Director Bryan O'Malley, Assistant Building Commissioner Dan Russell, <br />Planner James Aspery, Administrative Assistant Nicole Rambo-Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the Building and Zoning Board of <br />Appeals minutes of June 4, 2018, motion passed 3-0, Mr. Raig abstained. <br />RESIDENTIAL APPEALS AND REQUESTS <br />18-11305; Gale Carlson; 24660 Florence Drive <br />Representatives: Diane Bija, New Creation Builders, 818 E. 73rd Street, Cleveland, OH <br />Proposal consists of a new garage. Property is zoned B-One Family Residence. <br />The following variance is requested: <br />1. A 3 ft. variance for a detached garage located less than 15 ft. from the dwelling; code requires <br />15 ft., applicant shows 12 ft., Section 1135.02(B)(1)(c). <br />Mr. Aspery said the applicant is proposing to construct a new 14 foot by 20 foot detached garage <br />to the rear of their existing home. Code requires a minimum distance of 15 feet between an <br />accessory structure and a dwelling, whereas the applicant is proposing a distance of 12 feet <br />between the southwest corner of the garage and the northeast corner of the house. Ms. Bija stated <br />that the home does not have a concrete driveway. Since the garage will be demolished and a new <br />pad will be poured, the code requires that the garage be moved back three feet from the home. <br />This would require the owners to pour a concrete driveway which they cannot affard. The <br />contractors would be willing to install an additional fire wa11 on the front of the garage, which is <br />not required. Mr. Papotto asked if the tree behind the garage would be removed, Ms. Bija stated <br />that it would be. Mr. Raig clarified with the applicant that the new garage would be installed in <br />the same location as the existing garage. Mr. Papotto believed the garage could be moved back <br />on the property, but due to the other circumstances he did not oppose the request. <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance for 18- <br />11305; Gale Carlson; 24660 Florence Drive: <br />1. A 3 ft. variance for a detached garage located less than 15 ft. from the dwelling; code <br />requires 15 ft., applicant shows 12 ft., Section 1135.02(B)(1)(c). <br />Motion passed 4-0.
