A 3 ft. variance for building height; 25 ft. allowed, applicant shows 28 ft.; Section <br />1139.04(b). <br />2. A 9 ft. variance for buffer zone depth; code requires depth of 20 ft., applicant shows 11 <br />ft.; Table 1139.06-3. <br />5. A 133.75 sq. ft. variance for building sign area; code allows 96.23, applicant shows <br />229.98 sq. ft.; Section 1163.25(b). <br />6. A variance for 1 additional ground sign; code allows 1, applicant shows 2; Section <br />1163.27(a). <br />7. A variance for 3 additional wall signs; code allows 2, applicant shows 5; Section <br />1163.28(a). <br />8. A variance for wall sign height; code allows 4 ft., applicant shows 2 signs at 4 ft. 63/a in. <br />and 2 signs at 8 ft.; Section 1163.28(c). Property is zoned B-3 General Business. <br />The following variances are requested: <br />1. A 3.5 ft. variance for rear yard parking setback; code prohibits parking and drives in required <br />buffer zones; applicant shows setback of 6 ft. 6 in., 10 ft. required. Section 1139.04(d). <br />2. A 5 ft. side yard setback; code prohibits parking and drives in required buffer zones; <br />applicant shows encroachment of 5 ft. in required eastern buffer zone, 10 ft. required. Section <br />1139.04(d). <br />3. A 7 ft. variance for trash receptacle setback; code requires that all dumpsters, compactors and <br />other forms of large commercial trash receptacles be located outside of any required buffer <br />area; applicant shows storage facility set back 3 ft. from property line, code requires 10 ft. <br />Section 1161.11(a). <br />4. A variance for 6 additional ground signs on a lot; applicant previously permitted 7 and shows <br />13; Section 1163.27(a). <br />Mr. Aspery said the applicant is proposing to install a second drive-through lane at the existing <br />McDonald's site located at 27322 Lorain Road and is requesting setback and signage variances. <br />The property was previously granted variances permitting similar setbacks in 2013 and 2015 but <br />these variances expired based on inaction by the applicant. The site was also permitted a variance <br />for 7 ground signs in 2010, which were installed, and the applicant is now seeking to have a total <br />of 13 ground signs installed on the site. <br />Mr. Ptacek stated that the double drive-through would decrease traffic flow backing up to Lorain <br />Road. The transaction to purchase property took longer than expected but has been finalized. He
