BUILDING & ZONING BOA12D OF APPEALS <br />CITY OF NORTH OLMS'I'ED <br />MINLTTES OF JUNE 4, 2018 <br />ROLL CALL <br />Vice Chairman Allain called the meeting to order at 7:00 pm in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Eric Allain, Bob Papotto, Ralph Mackey, Dan Rahm <br />Absent: Mike Raig <br />Staff: Assistant Law Director Bryan O'Malley, Assistant Building Commissioner Dan Russell, <br />Planner James Aspery, Administrative Assistant Nicole Rambo-Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Papotto moved, seconded by Mr.Mackey, to approve the Building & Zoning Board of <br />Appeals meeting minutes of May 7, 2018, motion passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />18-10992; Daniel & Elizabeth Kozminski; 24857 Kennedv Ridge Road <br />Representatives: Mark Bennett, Bennett Builders; Dan & Elizabeth Kozminski, 28051 <br />Forestwood Parkway, North Olmsted, OH <br />Proposal consists of a new home with an attached three-car garage. Property is zoned B-One <br />Family Residence. Note: The applicant proposes to retain the existing two-car detached garage <br />on the property. <br />The following variance is requested: <br />1. A 556 sq. ft. variance for total garage floor area; code permits 750 sq. ft., applicant shows <br />1,306 sq. ft., Section 1135.02(B)(1)(a). <br />Mr. Aspery stated that the applicant is proposing to construct a new home with an attached 876 <br />square foot three-car garage. In addition to this attached garage on the new home, which exceeds <br />the maximum allowable garage area by 126 square feet, the applicant is proposing to retain the <br />existing 430 square foot detached garage currently on the property. Code permits a total garage <br />floor area of 750 square feet for all properties regardless of size, thereby requiring the requested <br />variance of 556 square feet for a total garage floor area 1,306 square feet between the attached <br />and detached garages. <br />Mr. Bennett stated that the applicants bought an older home that is in disrepair and would like to <br />demolish it and build a new home with a three-car garage. They would like to keep the existing <br />two-car garage that is towards the back of the property. It is a large lot so buildings would be <br />spaced out on the property and the new home would tie approximately 160 feet back from the <br />street. <br />Mr. Aspery stated that he thinks the house looks nice but does not support the variance request. <br />Mr. Allain asked about the intended use for the garages, Mr. Kozminski stated that they have
