Proposal consists of widening the existing driveway. Property is zoned C-One Family Residence. <br />The following variances are requested: <br />1. A 1 ft. variance for the width of a driveway serving a detached garage; code permits 12 ft., <br />applicant shows 13 ft., Section 1135.02(2)(c). <br />2. A 4 ft. variance for the depth of the garage access; code permits 20 ft., applicant shows 24 ft., <br />Section 1135.02(2)(c). <br />Mr. Aspery stated that the applicant is proposing to widen the existing driveway. Code permits a <br />maximum driveway width of 12 feet, whereas the applicant shows a width of 13 feet. Regarding <br />the garage depth variance, code states that a paved area, the width of the detached garage as <br />measured from the garage walls, is permitted to extend for a distance of 20 feet from the garage <br />doors before tapering back at no less than a 45 degree angle to the required driveway width to <br />allow access to garage spaces. The 4 foot variance is required to allow for a slightly longer depth <br />from the garage. Mr. Potts said the driveway was installed when the house was built in 1966 and <br />needs to be replaced. The driveway tapers around the house and he would like to keep it one foot <br />away from the property line on the west side of the property and taper it towards the house on the <br />east side. Mr. Mackey ensured the applicant did not pour the new driveway yet. Mr. Papotto <br />asked about the property line, Mr. Potts said the line is in-line with the side of the garage. <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variances for 18- <br />11228; laalph Potts; 3420 Dawn Circle: <br />1. A 1 ft. variance for the width of a driveway serving a detached garage; code permits 12 <br />ft., applicant shows 13 ft., Section 1135.02(2)(c). <br />2. A 4 ft. variance for the depth of the garage access; code permits 20 ft., applicant shows <br />24 ft., Section 1135.02(2)(c). <br />Motion passed 4-0. <br />COIVIMERCIAL APPEALS AND REQUESTS <br />18-11216; Sears; 5000 Great Northern Mall <br />Representatives: Brett Smith, 34158 Jay Circle, North Ridgeville, OH <br />Proposal consists of signage. Property is zoned B-3 General Business. <br />The following variances are required: <br />1. A 2 ft. variance for wall sign height on east elevation; code permit wall sign to be no greater <br />than 4 ft. in height; east wall sign proposed at 6 ft. in height; Section 1163.28(C). <br />2. A 37.7 sq. ft. variance for wall sign area; applicant permitted one wall sign at 100 sq. ft. on <br />east elevation; east wall sign shown at 137.7 sq. ft.; Section 1163.28(C). <br />Note: Variances previously granted for number of wall signs, height of signs and area of signs. <br />Mr. Aspery stated that the applicant is proposing to install three new wall signs on the existing <br />Sears building. This property was previously granted variances allowing them to exceed most <br />sign height and area ordinances, but the east wall sign requires a two-foot variance for wall sign <br />height and a 37.7 square foot variance for area. The sign package submitted shows a decrease in <br />total sign area from what is currently installed.
