See note. <br />Motion passed 5-0. <br />18-11796; Michael Johnson; 24826 Fawn Drive <br />Representative: Michael Johnson, owner <br />Proposal consists of a parking pad. Property is zoned C-One Family Residence. <br />The following variance is requested: <br />1. A 2-1/2 ft. variance for the location of a parking pad from a property line; code requires 5 ft., <br />applicant shows 2-1/2 ft., Section 1135.02(B)(3)(b). <br />Mr. Aspery stated that the applicant is proposing a parking pad in the side yard to the rear of the <br />home. Code requires parking pads to be located a minimum distance of five feet from any <br />property line, whereas the applicant shows the proposed pad in their side yard 2-1/2 feet off the <br />western property line, requiring a variance of 2-1/2 feet. Mr. Johnson would like to install the <br />paxking pad to be able to maneuver their cars around the home. Mr. Papotto clarified with the <br />applicant that the parking pad would almost be up to the existing wooden fence. Mr. Johnson <br />said the fence belongs to the neighbor but encroaches on his property according to the <br />information he was given when he bought the home. The fence will not be removed when the <br />parking pad is installed. <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance for 18- <br />11796; Michael Johnson; 24826 Fawn Drive: <br />1. A 2-1/2 ft. variance for the location of a parking pad from a property line; code <br />requires 5 ft., applicant shows 2-1/2 ft., Section 1135.02(B)(3)(b). <br />Motion passed 5-0. <br />18-11798; Tim and Rochelle 1Vlartin; 25197 Deerfield Drive <br />Representatives: Rochelle Martin, owner; Chris Glassburn, Ward 2 Councilman <br />Proposal consists of a new fence on a corner lot. Property is zoned C-One Family Residence. <br />The following variance is requested: <br />1. A 30 in. variance for the height of a fence located on a corner lot in the required setback; code <br />permits 30 in., applicant shows 60 in., Section 1135.02(d)(3). <br />Note: Applicant's request for a fence not 50% open and more than 30 inches high was denied by <br />the BZBA on July 2, 2018. <br />Mr. Aspery stated that the applicant's current variance request shows a 60 inch high, 50% open <br />wood picket fence three feet off the sidewalk. Code permits a fence that is at least 50% open and <br />does not exceed 30 inches in height to be constructed on a corner lot in the side and rear yards at <br />the street line of the abutting lot on the side street, hence the need for the fence height variance to <br />allow the fence to be constructed near the street line at the 50% openness currently shown. The <br />applicant was denied a variance for a 60 inch high, 0% open fence at the July 2"d meeting. Ms. <br />Martin said they are asking for a wood picket fence that is 50% open and would be a couple feet <br />from the sidewalk to keep as much of their yard fenced in as possible.
