there should be two variances required due to the setback. Mr. Aspery explained that if the fence
was only 30 inches high, the fence would be allowed, therefore only one variance is needed. Mr.
Glassburn thanked him for the clarification. Ms. Martin reviewed the initial proposal and the
desire for more privacy and safety. The applicant would like to install landscaping after the fence
is installed to get more privacy. Mr. Allain believed the applicant dealt with his main concern
about the openness of the fence and the proposed height is reasonable, Mr. Papotto agreed. Mr.
Mackey believed the fence would be beneficial to the property and aesthetically pleasing. Mr.
Raig appreciated the compromise.
Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance for 18-
11798; Tim and Rochelle Martin; 25197 Deerfield Drive:
1. A 30 in. variance for the height of a fence located on a corner lot in the required
setback; code permits 30 in., applicant shows 60 in., Section 1135.02(d)(3).
Motion passed 5-0.
COMMERCIAL APPEALS AND REQUESTS
18-11302; Walmart; 24801 Brooknark Road
Representatives: Brian Lorenz, WD Partners, 7007 Discovery Boulevard, Dublin, OH
Proposal consists of signage. Property is zoned Mixed Use A.
The following variances are requested:
1. A variance for 2 additional wall signs; building is permitted 3 wall signs for business use,
applicant shows 5; Section 1163.28(a). Note: excludes two existing tenant wall signs
permitted in Section 1163.28.A.
2. A 5%2 inch variance for wall sign height; code permits 4 feet, applicant shows 4 feet 5'/z
inches; Section 1163.28(c).
Mr. Aspery stated that the applicant is proposing a building renovation that requires an increase
in the quantity of building use wall signs as well as a 5-1/2 inch height variance for one proposed
wall sign ("Pickup"). Walmart was previously permitted three wall signs for business use and is
proposing five business use wall signs as part of the proposed renovations. The two existing
tenant signs, US Bank and Subway, are permitted separately as tenant signage under Chapter
1163.28(a) which addresses allowable unit signage within subdivided buildings. Mr. Lorenz said
the pickup service is an online service for customers to order and pick up their items. He
believed the requested number of signs is the minimum needed to allow for customers to get
their items safely. He offered to reduce the sign height to eliminate the need for the second
variance. Mr. Aspery said the project is beneficial for the store and he supports this proposal. Mr.
Allain did not see an issue. Mr. Papotto thought the signs would help with wayfinding.
Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance as amended
for 18-11302; Walmart; 24801 Brookpark Road:
1. A variance for 2 additional wall signs; building is permitted 3 wall signs for business
use, applicant shows 5; Section 1163.28(a). Note: excludes two existing tenant wall signs
permitted in Section 1163.28.A.
Motion passed 5-0.
