Ms. Lieber said dimming <br />systems have been seen before, but Mr. Schumann was uncomfortable approving lighting that <br />has the ability to go above the limit. Mr. Jamal added that the new lighting will be shielded and <br />more directed directed than the current lighting. Ms. Lieber said there are a couple bright spots <br />along Lorain Road shown on the photometric plan but the average light level is close to the <br />permitted levels. Mr. Meyer said the lighting supplier is providing the lighting with the lowest <br />levels and Mr. Jamal added that the dimmer system is difficult to access. Mr. Matthews was <br />concerned about the parking lot layout, Mr. Meyer said it has not changed. Mr. Schumann <br />pointed out that the property owner is now managing the store. Mr. O'Malley asked where the <br />dumpster would be, Mr. Meyer stated that the dumpster would be put in the existing fenced in <br />area on the south side of the building. The existing fence is a six-foot high wooden stockade <br />fence which will be restained and have a gate installed. Mr. Jamal said the.y, will get a four to six <br />yard dumpster on casters. Ms. Nader was concerned about <br />light spilling onto the neighbors' properties. <br />Victor Reichel, 27663 Butternut Ridge Road, was glad to see the improvements to the property. <br />He asked if screening would be installed along the residential properties, specifically in the <br />southeast corner of the property. Mr. Jamal would like to install more plants to help screen <br />neighboring properties. Mr. Reichel was also concerned about the dumpster being accessible. <br />Mr. Meyer will include the dumpster enclosure specifications in the resubmittal. Mr. Schumann <br />added that the landscape expert's comments included more plant materials and will be included <br />in the set that goes for Council approval. Ms. Nader pointed out that the property line abuts the <br />parking spaces, the applicant stated that the owner owns the parcel to the east. No fences or <br />planting are allowed in the right of way. Ms. Nader suggested adding landscaping to the abutting <br />parcel owned by the property owner. <br />Ziad Darabed, whose wife works at CVS, believed the employees were happy to see that the gas <br />station was operating again. The students at the school will not need to go far to get things. <br />Hasham Saleh, resident, believes the owners will maintain the property well. <br />There was additional discussion regaxding customer parking. Individual behavior cannot be <br />controlled, therefor Ms. Nader asked that the owners encourage employees and customers to <br />park in the designated spaces. Mr. Schumann believed the neighbors are happy with the proposed <br />improvements.
