A- ' y <br />rear of the pavement to allow for drainage. Stormwater will be managed in a basin at the rear of <br />the property. The applicant indicated he had interest in preserving some of the trees that would <br />be located in the vicinity of the detention basin; however, those existing trees are not indicated to <br />remain on plans. Landscaping is proposed along the street lawn and adjacent to the new building. <br />Plantings have been extended along the frontage of the existing building to match. Street lawn <br />plantings will be irrigated. No specific buffer zone plantings are required since the property abuts <br />other commercially zoned land. Lighting is provided by two site lights in the front yard, recessed <br />canopy lights and wall packs mounted to the building. Illumination levels are within code limits. <br />A new masonry dumpster enclosure is proposed in the rear of the paved lot; materials will match <br />the building. One new ground sign is proposed, which will require a variance for more than one <br />ground sign on a lot. No additional variances are required. <br />Mr. DiFranco said the curb on the north side of the lot would be flush with the asphalt to allow <br />water to run off while providing restraint. Mr. Schmidt said the front 30 feet of the building will <br />be used as office space and the back portion with the higher ceilings will allow for pallet <br />stacking and accommodate the 14-foot doors. Mr. Schmidt said there is potential for three <br />tenants but there may be fewer depending on the tenant. Ms. Nader asked about electric service, <br />Mr. Schmidt stated that electric would be installed underground and would come into the <br />building from the east. The utilities would be set back from the front of the building to keep them <br />from cutting through the ground where a road may be installed in the future. Mr. Schmidt said <br />the trees need to be evaluated because some have been damaged by pests. <br />Mr. Rerko moved, seconded by Ms. Nader, to approve the development plan for 18-11091; <br />Sheda Properties, LLC; 31514-31526 Lorain Road conditioned on the following: <br />1. Existing trees be evaluated and those to remain should be identified on the plans; and <br />2. Electric and cable services are to be installed underground. <br />Motion passed 5-0. <br />COMMUNICATIONS <br />Proiect Updates <br />• Sign Code Update: City Council will approve the ordinance to obtain proposals from <br />consultants to update the sign code.
