<br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS . <br />JITNE 02, 2005 <br />MINUTES <br />I. ROLL CALL: <br />Chairman Maloney called the meeting to order at 7:45 p.m. <br />PRESENT: Cha.irman J. Maloney, Board Members; W. Kremzar, N. Sergi, T. Kelly, and M. <br />Diver. <br />ALSO PRESENT: Assistant La.w Director B. O'Malley, Assistant Building Commissioner T. <br />Rymarczyk, and Clerk of Commissions D. Rote. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Chairman Maloney advised that the review and correction of May 5, 2005 Board of Zoning <br />Appeals minutes would be addressed after the boazd addressed correspondence received. <br />Cha.iiman Matoney reviewed that there were 10 cases rec}uesting 44 variances and 3 special <br />permits on the docket. He further advised that the board members had viewed the premises <br />involved foa each case. Three votes are required for approval and in addition, each case would <br />be judged on the physical situa.tion peculiaz to itself, so that in no way is a judgment rendered <br />considered to be a generai popicy judgment affecting properties and Iike situations eisewhere. <br />III. BUII.DING DEPARTMENT REQUESTS: <br />OLD BUSINESS: <br />1. Joseph & Viclde Mate; 23281 Marion Road: f WRD 21 <br />Request for variance (1123.12). Proposal consists of an addition to existing house. <br />The following variances are requested:. <br />• A special permit to add to a non-conforming building (1165.02). Note: The existing house <br />only has a 38-foot front setback (1135.06 (A)) and only a 15-foot side setback on a corner <br />Iot (1135.06 (B)). <br />1. An 8 foot variance for a residence too close to rear property line, (code requires 50 ft, <br />applicant show 42 ft), section (1135.08 (A)). <br />2. A 10-foot variance for an addition within required side setback on a corner lot, (code <br />requires 25 ft, appiicant shaws 15 ft), section (1135.06 (B)). <br />Which is in violation of Ord. 90-125 sections (1135.08 (A)), and (1135.06 (B)). . <br />Mr. & Mrs. Mate came forwazd to be sworn in and address the request. 1VIrs. Mate indicated <br />that she submitted new plans for their addition which decreased the amount of variances <br />required. The garage was redesigned to be a two-car garage vvith a three car driveway. As <br />they can not match the existing brick they will use a brick fascia system which will match the <br />color and look of the existing brick. Mrs. Sergi quesaaoned the design of the new roof shown <br />on the plans. Mrs. Mate indicated that each end of the existing roof wotild remain as is and <br />only the center section of the second floor vvoutd be aitered and pitched. Mr. Rymarczyk <br />indicated that the request was greatly reduced in size. Board members tilantced theeapplicants <br />for working with them to reduce the amount of variaaices required. <br />1 of 15
