His client is <br />willing to work with the city by eliminating a curb cut aiong Dewey Road as well as Lorain <br />Road and provide a landscape plan for Dewey Road which would match the KIA corner to <br />give the Dewey Road residents a beautiful entrance to their developffient. Mrs. Sergi <br />questioned if without the variances could the properiy yield a reasonable retiarn or could there <br />be a beneficial use of the property without the va,riances requested being granted. Mr. Farrell <br />stated that without calculating more numbers he could not say definitely that the parcel would <br />be unusable, but by being held to the code his clients dealerslup is being held to stricter <br />requirements then other dealerships within North Olmsted. His client is trying to work with <br />the ciiy bp enhancing the existing parcel and the residents by fixing drainage problems and by <br />purchasing the business which is an eye sore to their neighborhood to enhan.ce the area for <br />everyone. However, this parcel is very smatl and if his elient can not receive relief from the <br />code it would hinder lus clients business and not be worth purchasing. Mrs. Diver questioned <br />why the applicaant could not irrigate as required. Mr. FarreIl reiterated that his client would not <br />only be required to irrigate the smali parcel but ttie entire Chevy Deatership. The expense of <br />an irrigation system is greater than the wark schednled for the site. His client would water the <br />landscaping as he does now witfi a gazden hose. <br />Mr. Rymarczyk stated that for clarification redevelopment pians require the entire site to be <br />irrigated not just the new Iot. Furthermore, when the plan was first submitted the north <br />property line showed a 10 foot buffer atong the commaereial and residential areas. However, <br />they added a buffer area to the residential azea at the east and west end. The area along Dewey <br />Road was 10 foot so an additional 5 foat has heen added. Discussion regarding the <br />documentation presented by the neighbors took place and the board felt that they required <br />additional time to review the documents and have the clerk gather the refereneing minutes for <br />the boards review. Applicants were asked if they had objections to addressing each request <br />individually or if they preferred to address all requests at one time. Mr. Farrell indicated that <br />his client had no objections to the board addressing each request individually. <br />J. Maloney moved to table C& C Realiy of 27932 Loram Road theff request for #1) a nse <br />variance for allowing parking & storage of vehicle.c for a car dealership on residentially <br />zoned land. M. Diver seconded the motion which was unanimansiy approved. Use <br />Permit Tabled <br />Board members felt that for the continuity of the site the setback along Lorain should be <br />consistent. <br />W. Kremzar moeed to grant C& C Realty of 27932 Lorain Kaad their request for <br />variance (1123.12), which consists of site development and that the follovving variance is <br />granted: #2). A 13 foot varimce far paridng setback aiong Loram Rosd, (code requires <br />20', applicant shows 71). Which is in violation of Ord. 90-I25 sectioa (1139.07) (table). J. <br />Maloney seconded the motion, which was unanim@usly approved. Variance Granted <br />Board members clid not feel that the applicant presented sufficient evidence to grant the 5 foot <br />variance for parking setback along Dewey Road. <br />W. Kremzar moved to grant C& C Realty of 27932 Lorain Road their request for <br />variance (1123.12), which consists of site development and that the following variance is <br />grantecl: #3).
