BOARD OF ZONING APPEALS 2005 REPORT <br />William & Pam Chesar; 28469 Holly Drive: (WRD 3) <br />W. Kremzar moved to grant William & Pam Chesar of 28469 Holly Drive their request for <br />variance (1123.12), which consists of a shed and that the following variances are granted: <br />1. A 65 square foot variance for a shed larger than code permits (see note), (code permits 56 sq <br />ft, applicant shows 120 sq ft), section (1135.02 (D1)). <br />2. A 5 foot variance for a shed located too close to rear property line, (code requires 10 <br />applicant shows 5'), section (1135.02 (D4)). <br />Note: Square footage of shed includes a 4'x10', 40 sq ft porch. <br />Which is in violation of Ord. 90-125 sections (1135.02 (D1)) and (1135.02 (D4)). J. Maloney <br />seconded the motion, which was unanimously denied. During roll call Mr. Kremzar voiced that <br />he felt that if the 4 foot porch was removed the applicants could move the shed forward to only <br />need a 1 foot variance. Mrs. Diver voiced that she agreed with Mr. Kremzar. Variances Denied <br />7/7/OS <br />Carol Ward; 5722 Decker Road: (WRD 3) <br />M. Diver moved to grant Carol Ward of 5722 Decker Road her request for variance (1123.12), <br />which consists of a residential addition and that the following variances are granted: <br />1. A 90.3 square foot variance for total lot coverage of a residence (26%), (code permits 2165.5 <br />sq ft, applicant shows 2255.8 sq ft), section (1135.08 (a)). <br />2. A 26 foot 11 inch variance for a residence too close to rear property line, (code requires 50', <br />applicant shows 23'.1"), section (1135.08 (A)). <br />3. A 4 foot variance for total required side yard setback, (code requires 15', applicant shows <br />11'). Section (1135.07 (A)). <br />Which is in violation of Ord. 90-125 sections (1135.08 (A)) and (1135.07 (A)). J. Maloney <br />seconded the motion, which was unanimously approved. Variances Granted 7/7/05 <br />Suburban Collision Center; 26618 Brookpark Road Ext. (WRD 1) <br />J. Maloney moved to table Suburban Collision Center of 26618 Brookpark Road Ext. to the <br />August 4, 2005 meeting. M. Diver seconded the motion which was unanimously approved. <br />Request Tabled 7/7/05 <br />Kristofer's Restaurant; 30111 Lorain Road: (WRD 3) <br />W. Kremzar moved to grant Kristofer's Restaurant of 30111 Lorain Road their request for <br />variance (1123.12), which consists of a new wall sign and that the following variance is granted: <br />1. A variance for a second wall sign on a unit, (code permits 1, applicants shows 2). Which is in <br />violation of Ord. 90-125 section (1163.27 A). J. Maloney seconded the motion, which was <br />unanimously denied. During roll call W. Kremzar "no" voiced that the front and pole sign were <br />both visible traveling east and west. There is an alternative to the variance by placing a sign in <br />the window. M. Diver "no" agreed with Mr. Kremzar. 7/7/05 <br />Tar e•?gn Lite; 24646 Brookpark Road: (WRD 4) <br />Chairman Maloney changed the order of the docket and advised all present that the Target/Sign <br />Lite request would have to be tabled as there were not enough members present to vote on the <br />request. One of the three members present would have to abstain from the issue therefore, there <br />were not enough members to vote. He apologized to everyone present and stated the request <br />would be addressed at the August 4, 2005 Board of Zoning Appeals meeting and notices would <br />be sent out. 7/7/05 <br />13
