B0ARD OF ZONING API'EALS 2005 REPORT <br />Caribou Coffee• 23420 Lorain Road #100: (WRD 2) <br />J. Maloney moved to grant Caribou Coffee of 23420 Lorain Road #100 their request for variance <br />(1123.12), which consists of new signs and that the following variances are granted: <br />1. A variance for 2 ground signs on a lot, (code permits 1, applicant shows 2), section (1163.26 <br />A). <br />2. A variance for a canopy sign where an entrance does not exist, (code does not allow, applicant <br />shows 1), section (1163.28 A). <br />3. A variance for ground signs too close together, (code requires 200', applicant shows less than <br />100'), section (1163.26 A). <br />Which is in violation of Ord. 90-125 sections (1163.26 A) and (1163.28 A). W. Kremzar <br />seconded the motion, which unanimously approved. Variances Granted 7/7/05 <br />Checksmart• 4579 Great Northern Blvd: (WRD 4) <br />W. Kremzar moved to grant Checksmart of 4579 Great Northern Blvd, their request for variance <br />(1123.12), which consists of a new sign and the following variance is granted: 1. A 107.6 square <br />foot variance for total signage on a building, (code permits 326 sq ft, applicant shows 433.6 sq <br />ft.). Which is in violation of Ord. 90-125 section (1163.24 B). J. Maloney seconded the motion, <br />which was unanimously approved. 7/7/05 <br />AUGUST 4, 2005 <br />William & Pam Chesar; 28469 Holly Drive: (WRD 3) <br />N. Sergi moved to grant William & Pam Chesar of 28469 Holly Drive their request for variance <br />(1123.12) which consists of a shed and the following variances are granted: <br />1. A 24 square foot variance for a shed larger than code permits (see note), (code permits 56 sq <br />ft, applicant shows 80 sq ft), section (1135.02 (D1)). <br />2. A 5 foot variance for a shed located too close to the rear property line, (code requires 10 <br />applicant shows 5'), section (1135.02 (134)). <br />Which is in violation of Ord. 90-125 sections (1135.02 (D1)) and (1135.02 (134)). T. Kelly <br />seconded the motion which was unanimously approved. "Variance Granted" 8/4/05 <br />C& C Realtv; 27932 Lorain Road: (WRD 1) <br />N. Sergi moved to grant C& C Realty of 27932 Lorain Road their request for a use variance is <br />granted as follows: 1. A use variance for allowing parking & storage of vehicles for a car <br />dealership on residentially zoned land, (code permits none, applicant shows parking), section <br />(1123.12). This is contingent upon adhering to the ARB and PC restrictions and review which <br />includes no loud speakers, no lights or sales to be conducted on the land. W. Kremzar seconded <br />the motion, which was unanimously denied. "Use Variance Denied" <br />N. Sergi moved to grant C& C Realty of 27932 Lorain Road their request for variance (1123.12), <br />which consists of site development and the following variance, is granted: <br />3. A 5 foot variance for parking setback along Dewey Road, (code requires 20', applicant shows <br />15'). Which is in violation of 90-125, Section (1139.07) (table). This variance is contingent <br />upon eliminating any and all present and future proposals for curb cuts along Dewey Road. W. <br />Kremzar seconded the motion which was unanimously approved. "Variances Granted as <br />Amended". 8/4/05 <br />M. Diver moved to grant C& C Realty of 27932 Lorain Road their request for variance <br />(1123.12), which consists of site development and the following variance, is granted: <br />6. A variance for irrigation, (code requires irrigation, applicant shows none),Which is in violation <br />of 90-125, Section (1139.14). As no supporting evidence or economic depravation was shown to <br />support the request and it appears that the applicant is making an economically viable pay from <br />14
