The carport in the rear has been rotated to be parallel to the main building. Mr. Berardi said that <br />residents are able to rent spaces in the carport for their vehicles. <br />The applicant questioned whether mounding along the Lorain Road frontage was necessary as <br />the grade significantly drops to diminish the impact of the parking lot and building. The Board <br />felt low mounding around evergreen planting areas would be attractive and help screen the <br />parking area. They recommended three foot mounds of a slope of 3:1. They advised that these <br />areas should not impact existing trees. <br />The applicant prefers to use a shoebox type of light fixture in a bronze color that will be less <br />noticeable. Board members questioned the possible use of decorative lighting in the parking <br />field; however, those type of fixtures would require a variance. Board members were then <br />satisfied with the shoebox fixture and recommended adding low bollard lights around the <br />walking path of 36 to 42 inches in height. The applicant will submit revised cut sheets and <br />photometrics talcing these fixtures into consideration. <br />Color selection for the three porticos was discussed. Board members wanted a third color <br />introduced to highlight these points. The applicant agreed to use an almond color in the gable <br />with trim in baker white to add distinction. The applicant has thickened building columns on <br />both the east and west ends to distinguish them better. <br />Board members had requested the applicant to see if patio size could be increased on the upper <br />floors. Mr. Berardi said increasing the balcony size would shade the dining area too much and <br />prevent natural light from getting in. However, they did increase the ground floor patio area to <br />wrap part of the way around the loop drive. They will locate plants adjacent to the drive to <br />provide separation from traffic. <br />Signage has not been finalized, but will incorporate building materials. There will be two <br />proposed, one at the main entry and one at the western driveway. They will meet the sign <br />ordinance for size and will be located in planter areas. <br />Mr. Malone offered a number of landscaping recommendations including adding more <br />perennials such as daylilies or periwinkle to the parking lot islands, replacing the honeysuckle <br />along the west property line with a smaller plant more suited to the narrow area such as dwarf <br />spirea, adding curbside pavers, and exchanging the proposed Austrian pines for Norway or blue <br />spruces which are fuller trees. He also recommended improving landscaping in the rear <br />including in the loop area. Mr. Berardi said they would indicate the loop would have some type <br />of amenity to be planned with the input of residents. <br />Mr. Ulewicz recommended providing a space for bike racks for visitors and designating a <br />parking space in the carport for bike storage for residents. <br />J. Crook Ynoved to approve Emerald Village with the following conditions: <br />1. Provide a complete rnaterials list with colors and identify these on elevations <br />2. Use the almond gable and baker white trim combination on the three porticos <br />3. Light fixtures will be shoebox type in compliance with code and of a light bronze color; <br />decorative liglmting vvill be added to the walking path area <br />4. Curb side pavers will be installed according to city requirements <br />5. Signage will incorporate structural materials to match building materials <br />2
