The applicant will further review the configuration of the carport, rear driveway, and <br />mechanical units to incorporate screening and additional green space adjacent to the <br />building <br />9. Modify the detention basin to curve along with the walking path <br />10. Identify locations on the plan for future amenity areas <br />11. Make alterations to the landscape plans in accordanee with the Board's <br />recommendations <br />12. Submit photometric plan and cut sheets for light fixtures <br />13. Pursue the possibility of a bus stop with RTA <br />G. Malone seconded the motion, which was unanitnously approved. <br />IV. NEW BUSINESS <br />1Vorth Olmsted Laser Wash; 25054 Lorain Road (WRD 4): <br />Ms. Wenger informed the Board that the applicant called to request to be removed from the <br />agenda due to illness. <br />Desilzn Guidelines <br />Ms. Wenger reviewed the process involved in creating the design guidelines and informed the <br />Board the streetscape component would soon be available for review. Board members felt the <br />guidelines would give them a defensible basis for making recommendations. They questioned <br />whether the guidelines should be more specific. Ms. Wenger said that the advisory group did not <br />want to limit the creativity of developers and create cookie cutter developments. The Board <br />offered the following comments: <br />• In streets and sidewalks section, brick pavers should be either one required type or a <br />specification of paver type. Too many options will result in variation on the street. Also <br />there should be a specification for truncated domes/ADA ramps to blend in with streetscape. <br />• In architecture section, there should be addition to desirable elements to read, "variety in <br />multi-tenant, multi-building projects or bigger box buildings". <br />• In the landscape section, North Olmsted's climate should be defined (as per USDA). <br />• Pictures are extremely useful, and there should be more of them in each section. <br />J. Crook moved to forward the 1)esign Guidelines to the Planning Commission with the <br />above rnentioned recommendations. G. Malone seconded the motion, which was <br />unanimously approved. <br />V.
