windows are shown as an almond color. Mr. Hendershott said the door is the focal point and the <br />colors blend in with the rest of the building. The window trim will be white or off white. On <br />the applicant's submitted elevation drawing, the vertical elements need to be consistent with the <br />colors and materials. Mr. Crook said the elevations offer a plain repetition of windows and <br />asked if more detail could be shown. <br />On the north, which is the back elevation, there is a railing design. Mr. Newberry said the <br />element being spoken of is the exterior terrace on the second level and the patio down below. <br />They are offset from the door and service entrance. This would enable the tenants to have an <br />affair outside without going through the dining room doors. The terrace would be available off <br />the library for outdoor activities but is not directly over the service entrance. They are trying to <br />keep the service portion off to the side. Mr. Crook said he would like to see some type of <br />enclosure of landscaping leading to the paths or some type 'of water feature. This would <br />enhance the project by having some type of activity tied into it. Mr. Crook said he is looking <br />for something more grandeur. He would like to see more public outdoor spaces, balconies and <br />more useable tenant space. <br />Ms. Nader asked about the carport and Mr. Hendershott said it is essentially a pole barn without <br />sides. Although the materials are unlcnown, it should be similar to asphalt shingles on a timber <br />truss structure. The lighting will be in the trusses. There will be enough lighting for security <br />without being too bright. Mr. Hendershott said the front wall on each side would have siding but <br />it would only go down to 2' above the ground to provide protection from wind circulation. Mr. <br />Crook informed the applicant that it is unappealing from a tenant's perspective to see a vinyl <br />sided parking garage. He recommended adding some brick, either piers or pilasters to break it <br />up. The applicant indicated he wants to stay away from brick because it would not be cost <br />effective to the owners or tenants. <br />Mr. Crook questioned what is to the west of this property. Mr. Hendershott said there are three <br />single family houses immediately to the west, beyond the easement and near the park. Because <br />adequate drawings were not submitted, the Board had a hard time determining what the back <br />area will be like. It was suggested that landscaping screening, pond or rock feature be <br />incorporated to tie it all into one element. Mr. Rymarczyk said there is 200 ft deed restriction <br />from the Metroparks from any structure. On the southwest elevation, the columns look tall and <br />thin and it was suggested to lower the canopy roof at these locations. Trees will be added by <br />the single man doors on the southeast elevation. Mrs. Nader inquired if matching brick could <br />be put on the dumpster enclosure. It will have board on board gates also. Mr. Hendershott tried <br />to distance the chiller far away from the building to keep the noise down. <br />Mr. Ulewicz asked if there were any plans for a type of enclosed or semi-enclosed area for <br />people taking bus transportation into town. The applicant stated there were no plans for anything <br />like that, but would consider it. He said Planning Commission recommended a walkway out to <br />the street. <br />Mr. Crook said they are fine with the building; however, will need some updated plans showing <br />the detail of the back as well as a design for the car port and how it will fit in the plan. <br />The resubmitted landscape plan will need to be reviewed. All mechanicals will be enclosed in <br />the roof hips and will be hidden from view. <br />3
