A brief discussion took place about the Metropark's correspondence received voicing their <br />dissatisfaction with the retainage pond. Mr. Hendershott addressed this subject with the <br />engineering department and because of the nature of the site and the kind of development it is, <br />the applicant has been authorized to proceed with above ground storage. He said negotiations <br />will start tomorrow. Mr. Crook inquired if the detention pond could be incorporated more into <br />a wet pond making it more of an aesthetic feature. <br />Mr. Crook reviewed the following items that are suggested to be revised before resubmitting: <br />1) A coordinated plan of walkways and pedestrian type features that incorporate the mechanical <br />equipment, service circle, carport, dumpster, landscaping, retention pond, exterior lighting. <br />2) Provide an updated material board along with a list of materials. <br />3) Reduce the size of the two columns on the east and west wing by lowering the roof. <br />4) Trim color at the portico canopy to be an off white color <br />5) Provide revised photometrics showing zero light at the lot line <br />Mr. Rymarczyk inquired if the legend on the elevation drawing could also include color and <br />color manufacture names along side the number to clarify some of the Board's questions. Mr. <br />Crook asked if he could get a smaller version of the color rendering. <br />Mr. Ulewicz told the applicant that this could be a great opportunity to possibly negotiate with <br />the Metroparks to put some trails in towards the northern area entering into the Metroparks for <br />biking or walking. Also, the addition of a garden area or flower beds for residents to work on <br />was recommended. He further said that in the front he feels that 2- 2 1/2 stories will be seen <br />and would like to see some mounding and boulders to add some texture and appealing. Mr. <br />Crook suggested enhancing the center activity patio and above balcony. <br />J. Nader moved to table Emerald Village (Catholic Charities) of 30344 Lorain Road their <br />proposal which consists of construction of a Senior Housing development. J. Crook seconded <br />the motion, which was unanimously approved. <br />ADJOURNMENT: <br />Chairman Crook adjourned <br />unanimously approved. <br /> <br />the meeting at 6:30 pm. J.
