All roof top units will not be hidden. The wood fired smoke stacks are screened and are concealed <br />but they are required to be a certain distance from the parapet and a certain height and it is <br />impossible to completely hide them. J. Crook thought the burgundy elevations loolc good. The pine <br />trees used at the entry will be 18-24' upon planting. B. Zergott said he is impressed with the <br />landscaping. Decent sized beds are all around the building except for a small area where it is tight <br />and unable to be landscaped. Due to a 75' building setback, a larger landscaping bed is planned for <br />the front of the building. There should be no issues with trash pickup or delivery pickups as there <br />is sufficient access. Furthermore, deliveries are never made after 11:00 a.m. <br />B. Zergott inquired about who is responsible for snow plowing maintenance for the Westfield Mall. <br />The applicant thought they are only responsible for the building pad area. The applicant said that <br />there is a lot that was sub-divided and they are disrupting a piece of it and do not think they will be <br />responsible for plowing. Mr. Zergott's is concerned that some plant materials are too fragile and <br />felt if snow is piled up near the island it could kill the plants. Therefore, he recommends that the <br />manager be informed that snow must be back dragged out. <br />Lighting: The existing parking lot lighting will remain. Photos of night lighting on the building <br />were submitted. The applicant said there are not as many lights as Planning Commission thought. <br />The ornamental decorative sconces that are mounted in front of the building are only 15 watts each. <br />J. Crook motion to approve Smokey Bones with the revised drawings just issued by the applicant. <br />B. Zergott seconded, which was unanimously approved. <br />Carpet & Tile Liquidators, 28597 Lorain Road: (WRD 3) <br />Proposal consists of demolishing existing building and constructing a new 21,190 square foot <br />building. Note: Planning Commission tabled the proposal on 4/26/05. <br />The Planning Commission addressed this proposal on Apri126, 2005. <br />Marlc Ferguson and Mark Galea came forward and stated that earlier comments from previous <br />meetings indicated the preservation of as many trees as possible. Mr. Ferguson said the existing <br />trees along the perimeter will be saved, however, since the building will be built in the middle, those <br />trees will be removed. A 20' snow fence will be installed to protect the root systems. The <br />applicant would like to remove the one large maple tree that is obstructing the view of the front of <br />the building. They are proposing to plant three honey locust trees so that they can be seen through. <br />The Board has no objections to the large maple tree being removed. B. Zergott looked at the trees <br />on the site and indicated several of them are not healthy and suggested talking with the city forester. <br />The applicant has not had a chance to walk the site with the City Forester yet. <br />B. Zergott wants to see some changes to the landscaping to add more character up front. He likes <br />the bump out style in front and keeping as much green space as possible. The applicant said they <br />could reshape the bed in order to add more parking. They will be four parking spaces short unless <br />land banking and parallel parking is included. <br />J. Crook questioned the two trees on the east lawn area and asked if they could be changed to <br />arborvitae or evergreens to allow for year-round greenery. The applicant said they wanted <br />something lacey in the area so that the showroom window will be visible. Mr. Zergott suggested <br />eliminating the lawn area entirely and insert a planting bed. He also would like to see a grouping of <br />3- 5 taxus planted on either side of the
