The <br />applicant met with some of the neighbors and they strongly expressed saving as many trees stay in <br />the back as possible. He asked about adding extra mounding. Ms. Wenger said this cannot be done <br />because we cannot add any fill to exceed the flood plain line. .. . <br />B. Zergott suggested adding Austrian, Norway or Blue Spruce pine trees on 15' center behind the <br />land banlced parkipg, so if more parking is needed, trees will not need to be torn up in the future. He <br />recommended that no white pine trees be planted. The trees should be 7-8' and stagger them to <br />give some design and not take on too much of a symmetrical look. Trees will be planted amongst <br />existing trees. <br />Because there will be no night deliveries, there are no concerns about headlights shining in on <br />abutting properties. <br />The applicant is having difficulty with having the site lighting up to code while trying to find <br />fixtures that are the proper height. Code requires .1 foot candle and this would only allow for a 10' <br />high pole which is very small. There is not a strong need for light in the back lot, as it will only be, <br />used for employees emptying trash. The wall packs should provide enough light for security. <br />Two pole lights will light up the front parlcing lot. From an aesthetic view, the recommendation is to <br />go with the wall paclc. This area <br />could be future land banlc parking if necessary, which would add five angled parking spaces. <br />Typically, there will never be more than 12 people l.in the, store at any given time.
