J. Crook moved to approve Conrad's proposal with the following conditions: <br />1) The roof is a metal panel with raised ribs in lieu of ABS. <br />2) The roof will come to a peak instead of a flat ridge. <br />3) Continue with EIFS restoration to building. <br />4) The existing mechanical unit on the roof will be painted blue to match the new <br />roof <br />B. Zergott seconded the motion, which was unanimously approved. <br />HALEEN HIA; 27726 Lorain Road, WRD 1: <br />Proposal consists of an addition to the existing showroom and site improvements. Note: <br />Variances will be required. <br />Steve Suhayda and Ron Kula appeared before the Board. Mr. Suhayda indicated there were a <br />few minor changes to the site plan since that last meeting. A curb was installed near the service <br />drop off area. Barberry and spirea plants were added, as well as taxus and junipers. A red <br />retaining wall was added in lieu of river rock, and the grass along the north fence was replaced <br />with river rock. He then went over the building design. At a prior meeting, the Board had asked <br />for additional piers to help create a residential look on the upper floors. They added some <br />smaller glass windows to create that look. Recommendations were made to add the glass all the <br />way down to storefront entrance. They removed the 8 x 8 tiles and kept the brick. They are <br />adding a metal hip roof to match the metal by the existing entrance by the service drop off area. <br />He also said the back area would only be visible from the Payless shoe store. <br />Mr. Zergott asked if shields on the lights would shield light from the residential properties. Ms. <br />Wenger said the lighting code was changed since the original submission and the existing lights <br />do not conform to our current light code so that what they are proposing does not meet the code <br />now. Mr. Rymarczyk said the code currently calls for full cut off light fixtures and the proposed <br />lights are non-conformant. The applicant said they can shield the light fixtures. They <br />calculated averages and the light level is now 10.4 foot candles with existing display, without the <br />auto display 2.9 averages for the remaining site. The base height recommendation of 30 inches <br />is shown. <br />Mr. Zergott asked if all the parking shown is necessary as he would like more green space along <br />Porter Road, instead of having cars parked right up to the sidewalks. Mr. Kula said that the <br />space is necessary for trade-ins and storage of vehicles. He said that fifteen additional <br />employees will be added along with the service work to go around with it. They would like to <br />save all parking spots. Mr. Rymarczyk said currently parking requirements are met. Ms. <br />Wenger questioned whether the loss of four spaces would impact the parking requirement. Mr. <br />Zergott asked for landscaping to be put in for shielding purposes. He suggested breaking up the <br />proposed 40 juniper plants with taxus intermingled. They indicated there are varieties that would <br />stay at 24", therefore, adding different texture along there. He asked if arborvitae on a 5' center <br />be added where the river rock is along the fence to break it up and grow tall enough to extend
