Mr. Crook <br />asked if two honey locust could give a softer type look to the front, possibly on the side. <br />Currently there are two honey locusts trees planned for the drop off area. Mr. Zergott said this <br />type of tree is open and would not block the view. The trees are similar to the ones at CVS and <br />you can see right through them. Mr. Kula said any obstruction of the front focal point with trees <br />is not preferred. He did not want to block the windows, lights or sign. Mr. O'Malley indicated <br />the code requires the applicant to submit a tree preservation and/or removal plan. He said the <br />landscaping plan should show caliper size the existing mature trees that are coming down. He <br />said that what is being taken down is not on the proposed plan. The Board assured the applicant <br />that they do not want to take away from the focal point. However, they can add landscaping <br />without blocking an important view. Taxus sebian are recommended, they grow 24" and will not <br />bloclc caxs, while still softening the pavement. Junipers only get 10" tall and are a ground cover. <br />Both would offer texture. Mr. Zergott pointed out that there is room for ornamental looking <br />plants to highlight the entrance that will not block it, but still soften the construction. He said <br />trees are a good idea, offering fuller top and thin trunks. He said once the building is done, <br />additional thought could be given to adding more landscaping, including annuals around the <br />door. Mr. Kula liked the idea of increasing the landscaping along Porter Road. <br />Mr. Crook asked Mr. Suhayda asked if the brick pilaster could be added to the right side of the <br />door, accenting it with a light, making it an end point. He is concerned about where the existing <br />building is now, the west side that is visible from Lorain Road. He indicated that he would like <br />to see the cornice wrap around the west side of the building. He asked if the service bay is <br />higher than the existing building. There are four different elevations of buildings, the main <br />building, existing building and the two story building and the service bay. The applicant said <br />they could wrap the fypon could be run down the west elevation on the upper parapet. Mr. <br />Crook indicated he likes the soldier course. <br />He likes the cornice and the pilasters in the front, but feels the horizontal band results in the top <br />glass portion losing emphasis. He likes the arch. Past discussion including raising the parapet so <br />the arch and the glass is one element. He offered a few ideas to create a more dramatic look, but <br />was generally happy with the design. The diamonds, windows, pilaster and lights all bring <br />building together. Mr. Suhayda said the centerpiece is a collage of all the elements on the <br />building. He indicated that looking at it on paper will be different that looking at it visibly. <br />Mr. Ulewicz asked if the door on the east side just exits right out to the landscape bed. The <br />applicant said a walk will be installed and this door is used by employees for emergency use <br />only. <br />J. Crook moved to approve Halleen Kia with the following conditions: <br />1) Install cutoffs on the light fixtures. <br />2) Substitute/mix in taxus in lieu of junipers in the existing planting bed. <br />3) Adding additional taxus and four honey locust trees in the landscape strip along <br />Porter Road. <br />4) Along the north fence area, add 6' tall arborvitae on 5' centers, eliminating the rock <br />and making it a soil mulch bed.
