5) On the east fagade of the building, add an additional masonry pilaster to the north <br />side of the door unit. <br />6) The cornice on the second floor portion of the building shall be continuous around <br />the west side. <br />J. Nader seconded the motion, which was unanimously approved. <br />V. NEW BUSINESS <br />Fairview Corporate Center, N.E. Corner of Clague and Brookpark Rd., WRD 4: <br />Proposal consists of site improvements, which include grading and landscaping changes. <br />Don Lyden, Zaremba Management Company had conversation with Dave Wendell and two <br />major changes occurred. The location of the sanitary sewer that runs through the North Olmsted <br />portion of the property changed. This occuned because of where the hook up location on Clague <br />Road was. The direction of the sanitary sewer had to be changed. The second thing that <br />happened is that upon moving dirt, they had more topsoil and had to resubmit a set of plans <br />showing changes to the grading plan and increased the size of the mound. After the landscaper <br />broke his ankle the mounds got overgrown with weeds. Dave Wendell informed Mr. Lyden that <br />he did not want the mounding up along Brookpark Road and requested it be kept natural. Mr. <br />Wendell, Mr. Lyden and the landscaper devised a new landscape plan which included leaving the <br />mound, install trees and wrap it around the corner. <br />Mr. Zergott asked Mr. Lyden if he is prepared to hear that more trees will be needed. He said he <br />has no problem with doing what is asked for. The Board said they are trying to realize how <br />many trees come off of a site and then return it to that state eventually. However, we did not <br />have a survey of how,many trees came down on this property. Mr. Zergott recommended <br />approximately 40 trees. He prefers sugar maples, oaks, spruces and flowering crabs for <br />blooming. A combination of deciduous and evergreens. He is concerned about Cleveland <br />Selects as the snow loads breaks them down. He wants to see a more naturalized look with trees <br />that do not require much pruning. Sugar maples as red sunset or October glory are suggested, <br />along with decease resistant crab apple varieties to offer spring blooming. The landscaper <br />should find more decease resistant planting, no formal design, just a natural look. All trees <br />should have a mulch bed around them and something that should hold up to maintenance well. <br />Kerr-Boron did the landscape plan. They suggested 8" high fescue that grows up the hill with no <br />mowing and will not overgrow with weeds. Mr. Zergott said this is only golden brown for 6 <br />months, then turns brown and does not look good. He prefers an athletic blend that has fescue <br />in it for better irrigation. This will hold up to heat and eliminate maintenance. <br />Mr. Ulewicz asked if thought was given to added benches. The applicant said the cost is not in <br />the budget. Engineering originally did not like this idea. Mr. Zergott said he would not want to <br />see a bench if it will be unused, it would eventually fall apart and does not see this as a walking <br />park. Mr. Lyden said he would get most of the side hill planted with lawn grass up to the <br />bottom, eliminating the labor costs of mowing. Mr. Zergott recommended raising the beds 6", <br />mulch them, 2" minimum caliper on the shade trees or ornamental trees and 6' of the spruce. <br />He said by having a good mix of trees, if one would get deceased, it would not wipe out the <br />entire colony.
