PLANNING COMMISSIONINDEX FOR 2005 MEETINGS <br />SEPTEMBER 27, 2005 <br />The Planning Commission minutes from September 13, 2005 have been submitted for <br />approval. <br />Request from Council for Report of Finding regarding Suburban Collision Center - <br />Conditional Use Permit. <br />Letter received 9/20/05 from Arlene Pavlovic regarding Arbor Woods. <br />North Olmsted Laser Carwash, 25054 Lorain Rd: (WRD 4) <br />Proposal consists of constructing a new 2-bay automatic laser car wash. <br />OCTOBER 25, 2005 <br />The Planning Commission minutes from September 27, 2005, have been submitted for <br />approval. <br />Ohio Planning Conference: Review of state conference <br />Discussion of Design Guidelines: <br />Vienna Woods Subdivisions No. 4 Subdivision Development Plan (Salzburg Circle) <br />PP# 231-28-017 thru 021 & 231-27-003, 21 & 084 thru 089 <br />The development plan and dedication plat for this subdivision were approved in 1997. The <br />dedication plat was recorded, but the subdivision was never constructed. The proposal is to <br />revise the development plan by modifying the storm water drainage system to include an <br />above-ground detention basin to be located on the rear portion of the property located at <br />24002 Lorain Road. The location of the proposed single family development is on the east <br />side of Woodside Drive. Zoning is C, Residence, Single for the proposed single family <br />development and the rear of the parcel located at 24002 Lorain Road. Zoning for the <br />southern 500 feet of the parcel at 24002 Lorain Road is Retail Business, General. A <br />Declaration of Protective Covenants was recorded in 1998 with the restriction that the <br />residentially zoned portion of the parcel at 24002 Lorain Road shall 1) remain residential, <br />2) not be subject to change by variance or change of zoning, and 3) remain in a"green" <br />state and .no buildings or other improvements shall be constructed upon it except as a <br />grassy or landscaped area. <br />Kimberlv Botke; Consolidation Plat; 28550 Hollv Drive: (WRD 3) <br />The proposal is to consolidate Permanent Parcel Numbers 234-27-020 (approximately 0.26 <br />acre) and 234-27-004 (approximately 0.18 acre) into one parcel. The consolidated parcel <br />will be 19,118 square feet (0.439 acre). The location is on the north side of Holly Drive <br />approximately 600 feet west of Cypress Drive. Zoning is B, Residence, Single. The <br />consolidated lot will conform to the frontage, depth and area requirements of the Zoning <br />Code. Existing permanent Parcel Number 234-27-004 is landlocked. <br />12
